New Lease Deals Highlight Strengthening Conditions in Perth Office Market

Brookfield Properties has secured over 14,000 sqm of new leases and renewals at Brookfield Place Tower 2 in a further sign of continued tenant demand for buildings that offer a premium office environment.  

First generation tenants, Deloitte, Wesfarmers and Ashurst have all recommitted to the tower, agreeing to renew 6,300 sqm, 5,200 sqm and 2,500 sqm respectively, while Lucid Consulting Australia will relocate from its existing premises in Palace Tower, 108 St Georges Terrace to occupy part of level 15. Occupancy at Brookfield Place Tower 2 is ~99% with a weighted average lease expiry of ~6 years. 

Danny Poljak, President of Brookfield Properties and Co-Head of Real Estate in Australia, said: “We’re pleased with the leasing activity and the general leasing interest across our Perth office portfolio.   

“In the past 12 months alone, we have secured ~17,000 sqm of new leases and ~16,000 sqm of renewals within both our existing assets and our newly completed office tower, Nine The Esplanade. Our office portfolio in Perth is now ~92% leased, with a weighted average lease expiry of over 8 years.” 

“Brookfield Place remains one of the most significant commercial precincts in Australia. Our latest leasing deals speak to a decade of sustained operational performance and working closely with our tenants to support their ever-evolving needs,” Mr Poljak said. 

Located at 123 St Georges Terrace, Brookfield Place Tower 2 is a Premium Grade 16-level office tower with large, efficient, column-free floor plates, secure basement parking spaces, state-of-the-art end of trip facilities and is well connected to transport and benefits of the vibrancy and retail amenity as part of the Brookfield Place precinct.  

The conference centre located within Tower 2 was recently upgraded, and lobby enhancement works introducing elegant architectural finishes, pockets of natural greenery and bespoke seating areas for casual meetings, formal gatherings and individual work are set to commence shortly. 

Brookfield Place Tower 2 is part of a two Tower complex, with Brookfield Place Tower 1 currently finalising ~$100 million asset enhancement works, including a new four-level coworking and flex space, including large conference facilities, known as One Two Five by Hub due to open to customers in Q1 2026.
