$38M Deal Could Deliver 225 New Homes as Urbex Secures Rare Logan Greenfield Site

Competitive off-market campaign sees more than 15 formal offers for 15.75-hectare site in one of Queensland’s fastest-growing LGAs
Urbex has acquired a 15.75-hectare residential development site in Park Ridge in Logan, pending approval for 225 lots, for $38,000,000, in an off-market transaction that highlights the strong demand for quality landholdings in South East Queensland.
Transacted via an off-market, invitation-only expression of interest campaign by Colliers residential experts Brendan Hogan, Adam Rubie and Kristian Brymora on behalf of CFMG Capital, the property at 95-103, 105-115 & 117-127 Koplick Road, Park Ridge attracted more than 15 formal offers.

Colliers Residential Director Brendan Hogan said demand for development sites remained high, with buyer interest driven by undersupplied housing pipelines and continued confidence in long-term population growth and development in South East Queensland.

Colliers Residential Development Site Director Adam Rubie said there had been strong growth in land values across Logan, with recent sales setting new price benchmarks.

The transaction comes as South East Queensland faces an urgent need for additional housing supply, with forecasts indicating 34,500 new dwellings are required annually to meet ongoing population growth.
Colliers Residential Site Sales Executive Kristian Brymora said the acquisition came at a time when Brisbane was experiencing strong population growth, with Brisbane’s vacancy rate sitting at just one per cent.
