Lily Lane, the newly-released second stage of Ellipse Property’s Carrington Place masterplan, has already beaten Castle Hill’s apartment price record by 75% – with one of its exclusive penthouses selling to a local downsizer couple for $5.75 million.

Early sales momentum has been robust, with 40% of Lily Lane’s initially released apartments secured just six weeks after the launch.

Located at 32 Carrington Road, Castle Hill and designed by award-winning architects PTW, Lily Lane is directly opposite the Hills Showground Metro station. It offers a total 213 units over two 12-storey towers – including 67 one-bedroom, 100 two-bedroom and 46 three-bedroom apartments – with a ground-floor retail offering.

According to Blake Schulze, National Director – Residential at Colliers, Lily Lane builds on the sell-out success of Carrington Place’s first stage, Atrium. Buyers to date comprise 44% owner occupiers, 35% investors and 21% first homebuyers – reflecting Lily Lane’s broad appeal for owner-occupiers and investors alike.

“Developments of this calibre are very rare in the Hills District, and Lily Lane’s sales success demonstrates the depth of demand for over-sized apartments that genuinely compete with freestanding homes. We are seeing particular demand from downsizers who want to remain in the area but transition into spacious, high-quality apartment living,” Mr Schulze said.

“The penthouse sale achieved a price 75% higher than the previous record of $3.3 million, showing that these buyers are prepared to pay a premium for scale, quality, and direct access to the Metro.”

One-bedroom apartments are sized from 50-72 square metres with prices starting at $745,000, while two-bedrooms are priced from $990,000 with sizes from 75 to 132 square metres. Three-bedroom floorplans are sized between 97 and 182 square metres, with prices starting at $1,395,000.

Lily Lane also offers three opulent penthouses, spanning up to 262 square metres and priced from $2,900,000.

With house-like proportions, over 75% of residences include dedicated studies, multipurpose rooms or family rooms, with select layouts offering walk-in pantries and laundries. Apartments are appointed with premium Miele appliances including ovens, washing machines, dryers, gas cooktops and dishwashers, while larger residences also incorporate integrated Miele microwaves, Fisher & Paykel integrated refrigerators and five-burner Miele cooktops.

Lily Lane will be constructed by award-winning iCIRT-rated builder Decode Group, with construction to commence in mid-2026 and expected to complete early 2029.

Carrington Place comprises more than 800 apartments and is being delivered across multiple stages, with completion expected in 2032. Integrated with neighbouring bushland, the project will feature over 20,000 square metres of outdoor recreational area, including a one-kilometre boardwalk to Fred Caterson Reserve.

Case Study: Bob and Vicki McKinnon

Bob McKinnon and his wife Vicki planned to move into another house when they downsized from their six-bedroom acreage in Dural – until they found their penthouse at Lily Lane.

The couple have spent some 40 years in the Hills District, raising two sons and moving from Castle Hill to Dural in the 1990s. But with their sons now in their 40s and only their dog at home, the 72-year-old technology consultant and his wife wanted lower-maintenance living – without leaving their community.

“We’ve lived in the Hills for much of our lives, and we’re now travelling a lot more – so we wanted a place we could lock up and leave. We have strong ties to the area through family and friends, and also wanted to stay within easy reach of our existing networks, such as health care relationships. I still work and have no immediate plans to stop, so easy access to the CBD is a must,” said Bob.

“Most importantly, we wanted space, privacy and bushland views like we have at our Dural house. The plan was always to downsize into a smaller house nearby.”

That plan changed when they discovered their four-bedroom, 285-square-metre penthouse at Lily Lane – snapping it up for $5.75 million prior to the project’s launch.

Stand-out features of the penthouse include multiple living spaces, a large balcony with built-in barbeque facilities, a fully integrated kitchen with walk-in pantry, a bar and a fireplace.

But the penthouse’s spacious floorplan was the biggest drawcard for Bob and Vicki, trumping the floor size of most freestanding houses. It allows Bob to easily work from home, and the couple to comfortably host family and friends.

“We’re not seeing this as a massive downsize. There’s plenty of room for family and the outdoor space is a great size,” said Bob.

Combining the convenience of apartment living with the privacy of a house, it also allows Bob and Vicki to ‘lock up and leave’ when they’re on the move – but still offers a sense of space and openness.

“We’ve gotten used to having a lot of room and privacy, which is why apartments weren’t really on our radar. But we won’t be sharing any common walls here and the layout ensures we have as much privacy and security as possible,” added Bob.

“The outlook to the Hills Showground and Metro is mostly open, so it feels like we have plenty of space around us. We also like the northern aspect of the balcony – we will get good sunlight all day.”

With Carrington Place located in the heart of the Hills, the couple are within easy reach of everything they need. A former director at Sydney Metro, Bob also loves the Metro line and looks forward to catching it often.

“We love the location – it’s just brilliant. The Metro project has been a massive game-changer and the Hills Showground Metro station is just across the road. We can travel to Castle Towers shopping centre in less than five minutes and into the city in half an hour,” Bob added.
