
A brand-new childcare centre located in the Melbourne suburb of Wollert has been purchased by a Melbourne-based investor following a competitive bidding process.
CBREās Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto managed the sale of 230 Saltlake Boulevard via an International Expressions of Interest campaign.
Situated on a 2,239 sqm corner parcel of land, the architecturally designed 80-place centre is secured with a 10-year lease, with options to 2065, to Leading Edge Early Learning.
āThe property saw strong bidding, with four offers received from both domestic and international investors. With market sentiment shifting and economic indicators pointing toward a rebound, savvy investors are moving decisively to lock in value while conditions remain favorable,ā Mr Peluso said.
Mr Tat noted that throughout the campaign, over 80 enquiries were received from local investors and investors across Asia.
āOne of the main appeals was the location of the property, which is strategically positioned near major residential and commercial developments that are expected to accommodate an additional 35,000 ā 40,000 residents in the coming decades. Additionally, compared to the average childcare demand ratio of 2.7 to one in Victoria, Wollert exhibits an unprecedented ratio of six to one,ā Mr Tat added.
