Larkview to deliver jobs and offer lots for first homebuyers
Plans for a new community that will deliver extensive new green space and sought-after land in Mount Barker have been approved by Mount Barker District Council.
National developer Jinding’s plans for Larkview will deliver more than 350 lots to the market across a 22.38-hectare site located off Wellington Road, which it purchased in mid-2024 to geographically diversify its pipeline.
As one of the last sites to be developed in growing Mount Barker, the $180 million development will deliver new parkland, ensure the retention of established trees and provide a crucial link between new communities and established local amenity, improving connectivity and traffic flows.
With planning approval received, Jinding intends to launch Larkview in the coming months and anticipates it will deliver over 1000 jobs in the area during development and residential construction.
Jinding Managing Director of Development Dr Andrew Ashwood said a key priority of Larkview was delivering a mix of housing options for Mount Barker residents.
With Mount Barker’s population projected to grow from 40,000 in 2021 to over 60,000 by 2027, housing demand has surged – and prices have followed. In just six years, the average house price has jumped from $405,000 in 2019 to $738,000 today.
“With population growth comes pressure on housing supply. Larkview will not only help ease that pressure but also enhance local amenity with new parkland and improved connections to neighbouring communities,” he said.
“We’re pleased Mount Barker District Council support our vision to deliver a community that respects the local environment, preserves established trees, and provides homes for a new generation of residents.”
According to Oliver Hume Property Group State Manager, Ryan Davis, the approval of Larkview was a win for growing Mount Barker: “When delivered, it will create a vibrant and connected community – today is a major milestone for growth in the area.
“Projects like Larkview are crucial in delivering much-needed housing supply in a way that is integrated with the region’s long-term infrastructure and transport plans.
“It is positive that Jinding is looking to offer land that delivers on affordability, as the traditional larger lot sizes in Mount Barker have priced many young locals out of the area.”
Larkview is Jinding’s first South Australian project, with the developer acquiring the site as part of a series of four acquisitions across South Australia and Victoria last year.
“We’re focused on growth areas supported by strong employment, industry and population trends. By delivering new housing along with essential community infrastructure, we’re helping to support the long-term sustainability and resilience of these regions,” Dr Ashwood said.
“Mount Barker is one of the best development opportunities in Australia and we are proud to be bringing Jinding’s commitment to quality and the natural environment to residents.”
