$300M Marsden Park North Mega-Site Tipped to Draw Global Industrial Capital

Once-in-a-generation landholding offers rare scale in Western Sydney as supply of development-ready industrial land tightens.
One of the largest undeveloped industrial landholdings in Western Sydney has been brought to market, with Marsden Park North expected to attract significant interest from domestic and international investors seeking scale in a constrained logistics market.
Colliers has launched an international expressions of interest campaign, on behalf of CVC Property Group and Leamac, for the 153.7-hectare site, located within Sydney’s North West Growth Area.
The offering includes approximately 44.9 hectares proposed for E4 General Industrial zoning, creating a substantial platform for large-scale logistics, industrial and data centre development, underpinned by a State Significant rezoning process anticipated to be finalised in the third quarter of 2026.
Positioned within a broader 800-hectare rezoning precinct, Marsden Park North represents a rare opportunity to secure immediate scale in one of Australia’s most tightly held industrial markets, where serviced and development-ready land remains limited.

Preliminary investigations also indicate the site can support significant power capacity, positioning it as a viable location for hyperscale data centre investment, at a time of increasing demand for digital infrastructure.
The property is located approximately 22 kilometres north-west of Parramatta and benefits from direct frontage to Richards Road, as well as planned future connectivity via the Bandon Road corridor, linking into the broader M7 motorway network and Western Sydney’s major freight routes.

Industrial supply across Sydney remains increasingly constrained, with new development moderated and reliant on pre-commitments, reinforcing the strategic value of large landholdings capable of delivering staged supply over time.
