877ha site in Melbourne East for sale

The 877ha site of Holden’s long-time Lang Lang proving ground south east of Melbourne has been listed for sale.

Purchased by Vietnamese automotive manufacturer VinFast from General Motors in 2020, the historic facility played a key role in the development of six decades of Holden models from 1958.

It was also utilised by GM to test vehicles from its American brands, Cadillac and Chevrolet.

Following VinFast’s decision to cease its Australian operations, the Lang Lang facility is being offered for sale with vacant possession, with CBRE’s Dean Hunt and Stephen Adgemis appointed to run an Expressions of Interest campaign closing on November 18.

“The Lang Lang proving ground is one of the most-advanced facilities of its type in the world, with an expansive road network and improvements including a dedicated emissions-testing facility,” Mr Adgemis said.

“It holds a unique place in Australian motoring history, and the fundamentals that made it so successful for General Motors and Holden, and attracted VinFast to the property, still ring true.

“As an expansive site within a high-density employment catchment area, it offers considerable potential.”

The proving ground was developed to replicate Australia’s unique and diverse conditions across 44km of test tracks, including sealed and unsealed roads, a 4WD course and a banked, high-speed oval.

A total of 11,920sqm of high-quality buildings includes laboratories, testing, storage and office facilities, representing a unique opportunity as a rare automotive facility of its type in the Asia Pacific region.

Approximately one hour south east of the Melbourne CBD, property is just off the Bass Highway between the townships of Lang Lang and Grantville.

The listing follows a shift in strategy from VinFast, an emerging electric-vehicle manufacturer.

“Due to unexpected situations brought about by COVID-19, we have to relocate our operation back to Vietnam to ensure product development progress,” a representative from VinFast said.

“In the long-term future, VinFast still considers Australia as one of its strategic markets.”
