
53 high-spec hybrid workspace and warehouse units given development green light in Darra
Work is now underway on a $55 million hybrid workspace precinct in Darra, with Chateau Developments commencing the first stage of a major multi-site project in Brisbane’s tightly held Westlink Business Park.
The development, that’s already generated a 17.9 per cent return for early investors, will comprise 39 high-spec work stores that combine warehouse functionality with mezzanine levels for office or commercial use, as well as 15 self-storage tenancies. Chateau Developments’ building arm, Chateau Constructions, is building the project.
The work stores will range from 100sqm to 303sqm including warehouses with oversized mezzanines for office spaces and premium work-stores with an open concept to allow a full fit out. Self-storage tenancies will range from 30sqm 68sqm.
Chateau Developments Director Jamie Gardner said the company recognised an opportunity to deliver a new product in one of Brisbane’s most constrained industrial precincts.
“This is one of the last large parcels of land in Westlink, and we saw the opportunity to deliver hybrid spaces that reflect how businesses actually operate today,” he said
“The Westlink precinct has transformed into a thriving near-city business park, drawing strong corporate interest and infrastructure investment. With Brisbane’s industrial vacancy rate at just 3.3 per cent and rental growth forecast at 5.5 per cent for 2024, the market fundamentals remain very strong.”
Chateau Developments Co-Director Nikolas Manion said the project responds to growing demand for flexible business spaces that support modern operational needs.

Located 220 metres from Darra Train Station and approximately 15 kilometres from Brisbane’s CBD, the 8,860sqm site is within close reach of the Ipswich Motorway, Centenary Highway, Logan Motorway, Port of Brisbane, Brisbane Airport, and Archerfield Airport.
The work stores will offer a mix of layouts to suit different users, with the flexibility to incorporate offices, showrooms, or storage as part of each tenancy. Each unit will feature high-end finishes and dedicated parking, with between one and four car spaces per lot. Most units will be fitted with a full bathroom including showers.
The acquisition and planning phase has been managed through an associated entity that has secured options over the three sites, with future stages to roll out across the remainder of 2025.
Chateau Developments has also confirmed the successful closure of its first wholesale fund, Chateau Development Real Property Development Trust No. 1, which was structured around Precinct 8. The fund delivered a 17.9 per cent return to investors in seven months, equivalent to 30.7 per cent on an annualised basis.
With Trust No. 1 now closed, Chateau Developments Real Property Trust No. 2 and Trust No. 3 are both live in the market.
Building on momentum from the Darra launch, Chateau is also progressing plans for a $49 million work store project in Bundamba, aligned with its broader focus on delivering flexible industrial spaces in South East Queensland’s growing corridors.
