Blacktown Police Station has been listed for sale and the unique asset is expected to attract interest from private and institutional investors alike.
Located in the heart of Blacktown’s Justice Precinct, 11 Kildare Road is tenanted by NSW Police on a triple net lease until 2028, with a five-year option, generating an annual rental income of $822,099.
CBRE’s Lord Darkoh, Ray Ahsan, and Alex Mirzaian are exclusively managing the sale on behalf of the private owner via an Expressions of Interest campaign.
Mr Darkoh noted Blacktown was on the cusp of significant transformation fuelled by an increase in commercial investment activity which would further enhance the appeal of this asset.
“The ongoing development in Blacktown is not just reshaping the landscape, it’s creating a vibrant economic hub. Investors looking for growth opportunities will find Blacktown to be an increasingly attractive market,” Mr Darkoh said.
“The strategic development of the Blacktown Quarter, along with the recent acquisition of the adjacent Westpoint Shopping Centre by US Investor Hines and Australian Partner Haben, which was the largest retail sale in Australia’s history, signals a robust future for this region. The property benefits from this momentum, positioning it as a prime opportunity for investors seeking long-term value in a thriving locale,” he added.
Situated within walking distance of Blacktown train station and directly opposite Westpoint Shopping Centre, the police station is on a 952sqm landholding with a 15metre frontage to Kildare Road. The station also directly adjoins the Blacktown Courthouse and offers internal access to the courthouse offices.
Mr Ahsan added, “Government tenanted assets remain highly sought after, with institutional and offshore capital actively targeting defensive, long-term income streams. Given the depth of demand for assets of this nature, we anticipate strong competition throughout the campaign for Blacktown Police Station.”
Expressions of Interest are now being accepted and will close early April 2025.
