One of Victoria’s foremost wedding and events venues, Campbell Point House, a private waterfront estate on the Bellarine Peninsula, is up for sale.

The property, at 181 – 199 Matthews Road in Leopold, is a luxurious retreat set on 37 acres on the shores of Lake Connewarre that is currently available for group accommodation, private events, weddings and photoshoots, as well as dinners and high teas on weekends.

The estate has five separate self-contained buildings comprising 20 bedrooms and totalling 14,800sqm across the main mansion, cottage, stables, lake house and pool house.

It also has an infinity-edge swimming pool incorporating panoramic views of Lake Connewarre, a limestone pool house, tennis court, jetty, boat shed and an approved helicopter landing site, with immaculate landscaping throughout the property.

Campbell Point House was originally built as a family home in 2007 before being turned into an events venue.

It is now being taken to the market via a sale campaign run by Stephen Kelly of Knight Frank and Dexter Kang of Luxe Vista Estate, acting on behalf of the vendor, Megan Blackhall.

No comment can be provided on the price guide.

Mr Kelly said Campbell Point House was a highly unique and sought-after facility for events and accommodation, and the well-known property was expected to generate strong buyer interest during the campaign.

“This ultra-luxurious direct waterfront estate is of the standard rarely seen anywhere on the global landscape,” he said.

“The current business operations have demonstrated a history of substantial income generation.

“There is also the potential for buyers to capitalise on significant income growth via the provision of an external operator and the ability to develop more onsite accommodation on the property, subject to approvals.

Mr Kang said the property was in an idyllic location, presiding over Victoria’s Bellarine Peninsula. “Campbell Point House offers unrivalled luxury and privacy,” he said.

“The property is located around an hour from the Melbourne CBD and fifteen minutes from Geelong, as well as within half an hour of Avalon Airport, which runs direct flights to a range of major Australian cities including Adelaide, Hobart, Sydney and the Gold Coast.

“The Estate is also located in close proximity to world-class schools such as Geelong Grammar School.”
