Two more precincts of industrial land have become available for sale in the Ballarat West Employment Zone (BWEZ), strategically situated next to the Ballarat Airport.
The new release consists of 36 hectares in total – 14.84 hectares for the Gateway site, as well as 21.53 hectares in Stage 3A, with a subdivision proposal consisting of two lots – Lot 1 is 11.51 hectares, while Lot 2 is 10.01 hectares.
The Gateway site at 2 Liberator Drive in Mitchell Park is a central high-exposure site positioned in a prime location at the entrance to the BWEZ precinct, offering significant frontage to main roads for industrial users to promote their business. It offers significant space for large-scale operations including food, agriculture and manufacturing.
Stage 3A, situated on Blind Creek Road, offers extremely advantageous options for flexible sizing and has superior access.
The parcels of land are being taken to the market via an Expressions of Interest campaign run by Knight Frank in partnership with Development Victoria.
The new land release in BWEZ follows the sales success of BWEZ’s Stage 2 release, which totalled 8.7 hectares, and is now under offer or contract.
All units within BWEZ’s Stage 1 and Stage 1B have been sold, signifying the confidence in the precinct. In addition, 92 lots at the residential development within the precinct, known as Acacia, were sold out in record time.
BWEZ was announced in 2015 as a $30 million joint initiative between the Victorian Government and the City of Ballarat to support the region’s economic growth over 20 years, with the City of Ballarat investing $5 million.
Since then, the Victorian Government has invested a further $45 million to unlock industrial land within the precinct.
BWEZ is being funded and delivered by Development Victoria, with Regional Development Victoria playing an investment attraction role.
The 438-hectare project involves the development of surplus Crown land for industrial, wholesale, logistics, construction, commercial and residential uses, to attract large-scale businesses to Ballarat, which will build on the region’s existing strengths and help boost the local economy.
Businesses already established in BWEZ include Luv-A-Duck, CHS Broadbent, Kane Transport and Westlab.
BWEZ is strategically situated in Ballarat’s west, located within one of Victoria’s fastest growing regional cities, with excellent access to the Western Freeway, main roads, arterials, skilled workforce and amenity.
Easy access to the Western Freeway in particular means that tenants can transport goods to the Port of Melbourne within 90 minutes.
Nathan Edgar of Knight Frank said land in BWEZ had proven to be sought after amongst local, national and international occupiers, with the location one of the biggest drawcards.

The Expressions of Interest campaign for land in the Gateway and Stage 3A precincts in BWEZ will close at 3pm AEST on Thursday 11th December.
