
Colliers secures off-market lease supporting market trend on tenants seeking bespoke industrial solutions
Colliers is pleased to announce the successful off-market leasing of a significant industrial site comprising 23 & 32–40 Grahams Hill Road and 20 Millwood Road, Narellan, in Sydney’s Outer South West. The property, owned by Wolin Investments, was leased through a campaign led by Adrian Balderston, National Director, Industrial & Logistics, and Angus Urquhart, Director in Charge, Sydney South West.
The buildings of 17,638sqm is sitting on a substantial land area of 30,640sqm. It has been fully leased to two major ANZ-based tenants, Tyree Transformers Pty Ltd and Tutt Bryant, in a landmark transaction that highlights the rising demand for specialised industrial assets. This transaction reflects a broader market trend where tenants are increasingly seeking bespoke industrial solutions that go beyond standard warehousing, especially in high-growth corridors like Sydney’s Outer South West.

Developed by Hale Capital Partners and built by Vaughan Constructions, 339 & 349 Horsley Road is the Inner South West’s first multi-level industrial business park, offering over 37,865 sqm of premium warehouse and office space across ten high-clearance units. The lease was secured on a five-year term at $340 per square metre net.
The successful leasing of 6 Hepher Road, Campbelltown achieved a record rate of $230/psqm net on a ten-year term and leased to another major manufacturer, highlights the demand in this sector. The facility features heavy-duty cranes, high power capacity, ample internal clearance, and a generous hardstand area, with close proximity to key transport routes.
