Time & Place Commences Construction on ‘Two Tides’ in Manly With Ultra Building Co Appointed as Builder
25 June 2025
Joint venture partners Time & Place and NPACT are pleased to announce that construction has officially commenced on the duo’s flagship Manly residential development, Two Tides, with a sod-turning ceremony held on-site on Friday 20 June to mark the milestone.
Co-hosting the event was ULTRA Building Co which Time & Place officially confirmed has been appointed as the construction builder of the five storey $100 million coastal development – marking the first time the two companies have partnered together.
A local Sydney-based builder with a strong pedigree in boutique, high-end, residential construction, ULTRA Building Co brings a wealth of knowledge to the project, leveraging their decades of experience delivering high-quality and design-led projects across Sydney.
Following the official sod-turning, construction is now underway with Two Tides on track for completion in Q2 2027.
Located at 9 Raglan Street, Two Tides is a five-storey, boutique, residential development comprising 24 exclusive residences in total.
Anchoring Two Tides is an activated ground floor retail space, intentionally designed to enhance the local Manly streetscape and seamlessly integrate with the strong existing retail offering that services the area’s daily foot traffic, surrounding businesses, and residents.
Above the ground floor with sweeping views over Manly’s beachfront, Two Tides brings to market 15 two-bedrooms priced from $2.95 million and sized from 93 sqm – 103 sqm, 6 three-bedrooms priced from $10.1 million and sized from 121 sqm – 134 sqm, with three crown jewel penthouses (POA) spread across the top floor reaching generous floorplan sizes up to 300 sqm.
Designed by SJB Architects, Two Tides draws inspiration from Manly’s laid-back sophistication, embracing natural materials and soft coastal tones that reflect the surrounding environment.
Two Tides quietly launched to market earlier this year in March, receiving an overwhelmingly positive response from locals with nearly half of the development sold within the first 12 weeks. Purchases are predominantly living in close proximity to the project, highlighting Two Tides strong alignment with the local lifestyle and community expectations.
Speaking to the project’s strong market acceptance, Evan Papadopoulos, Director at Time & Place, said the following:
“Two Tides has clearly resonated with Manly locals, which validates the work we’ve done to shape a project that feels deeply in tune with its surroundings. This isn’t just a site we’re building on – it’s a neighbourhood we live in, are connected to, and deeply care about. We’re proud to be delivering homes for people who already call this place home.”
Commenting on ULTRA Building Co’s appointment as the project’s builder, Adrian Sicari, Founder and Managing Director at ULTRA Building Co, said the following:
“Two Tides represents the type of project ULTRA was built for. It’s a premium, architecturally considered development in a community-oriented neighbourhood, and we’re proud to partner with Time & Place to bring it to life. Our team is passionate about quality and detail that Time & Place and SJB Architects have carefully put together and we look forward to delivering homes that honour the unique coastal character of Manly.”
A key feature setting Two Tides apart from other residential developments in the area is its fully dedicated Display Suite located at 7 Raglan Street, which gives prospective purchasers an immersive firsthand experience of the upcoming residences.
As one of the only full-scope Display Suites available for a residential project in the area, it reinforces Time & Place’s commitment to quality and community – offering transparency, tactility, and design clarity.
With construction now underway and strong early sales results, Two Tides signals Time & Place’s long-term commitment to the Northern Beaches region and follows the developer’s acquisition of a second Manly site, 101 North Steyne, which is currently in early planning stages.
