Sydney Developer Hannas unveils once-in-a-generation Byron Bay offering

19 March 2024

Private Sydney developer Hannas has revealed its plans for one of the largest parcels of industrial-zoned land to be brought to market within Byron Bay in over three decades.

Situated in one of Australia’s most well-known tourist destinations and tightly held industrial growth markets, the $80 million project on Ewingsdale Road presents a rare and never-to-be-repeated opportunity for purchasers to secure one (or more) of the 17 land lots on offer.

Zoned IN2 Light Industrial, lots range in size from circa 1,400sqm to 5,800sqm and if amalgamated, could provide an area in excess of 35,000sqm, making them highly attractive to national logistics providers, owner occupiers, investors and those looking to develop industrial strata estates.

Due to the scarcity of the project as the only industrial greenfield land available within the Byron Bay area, several well-known names in the logistics and trade space have already registered their interest ahead of the launch campaign.

The Byron Bay offering represents Hannas’ first industrial development outside of Sydney, a family-owned business that is known for purchasing the last slice of land within key growth areas. In Lane Cove West, Hannas achieved record-breaking rates for its now complete industrial and self-storage estate, known as Arc Lane Cove.

Hannas CEO Danny Hanna said the Byron Bay area has continued to experience exponential growth over the past decade yet industrial zoned land is few and far between.

“The region’s dynamic nature presents a unique combination of a rapidly growing commercial sector, an idyllic lifestyle and seamless connectivity to Australia’s East Coast cities. As the population has grown and more businesses are seeking larger spaces or looking to expand into Byron, there has been a lack of supply to cater to the needs of these businesses; we’re excited to help fill this void and alleviate any strain on the neighbouring Industry Estate.”

Colliers agents Michael Crombie and Marlon Crawford, alongside Kath Vaubell and Jeremy Bennett from Byron Bay Commercial, will be handling the sales process as exclusive co-agents on behalf of Hannas.

Kath Vaubell, who has worked in the Byron market for over 15 years, says the adjacent Byron Arts and Industrial Estate has been the only precinct to date for businesses within the area.

“With limited supply of available land coupled with the high demand for businesses to establish themselves in the Byron market, this project will provide options that historically have not been available. We are expecting solid interest from owner occupiers and developers as it is the first industrial subdivision to be serviced with roads, water, power and landscaping made available for a few decades,” said Kath Vaubell.

“The existing Byron Bay Industrial Estate has grown organically over the years yet is now at absolute capacity; with many businesses spread across multiple buildings, occupiers will maximise this limited land release and have a little more room to move. They will be drawn to the bigger roads, a fresh start, choice of land size and a more premium estate,” Michael Crombie said.

“Strata developers have always had great success in Byron; with no other land for sale, we are likely to see more premium Byron developments evolve here over the next few years,” Marlon Crawford said.
