Developer Hannas has reached a major construction milestone at its Stream Northmead project, with the three-level strata industrial complex topping out this month.
The development is scheduled to open in July, with almost three-quarters of the strata warehouses already sold to a diverse mix of investors and owner-occupiers attracted to the project’s innovative industrial design.
Medical equipment wholesalers have been among the purchasers, recognising the rare availability of high-grade industrial space on the edge of the Westmead Innovation Precinct – one of Australia’s leading centres for health, education and research.
Stream Northmead’s design has attracted a diverse mix of end users, from solar panel distributors to finance brokerages, said Parkside Commercial Real Estate – Western Sydney Director and project sales agent Aymen Sobbi.
Hannas welcomed more than 100 prospective buyers and business owners to the site this week for a guided walkthrough and first look at the nearly completed project.
Mr Sobbi said buyers had responded strongly to the combination of functional warehouse design and shared amenities within the development, and said enquiry for the last warehouse opportunities had ramped up as structural completion neared.
“With the project now topping out and opening planned for July, excitement is building among the owners and investors who have already committed to Stream,” Mr Sobbi said.
“The local area has been starved of high-grade strata-industrial opportunities in recent years.
“Stream’s warehouses have been designed to provide businesses with the functionality they need to operate efficiently and intelligently.”
The warehouses feature integrated mezzanine offices, 5.2-metre clearance, all-weather loading, 4-metre M/R vehicle access and full data enablement, alongside premium communal facilities designed to support networking, collaboration and client engagement.
The development comprises 34 strata warehouses across the ground and first levels, and 47 basement storage units providing additional space solutions for businesses and local owners.
“Once operational, the businesses within Stream will form a vibrant commercial hub in the Central West corridor, tapping into the opportunities created by the neighbouring Westmead Innovation Precinct and the connectivity offered by major arterials including the Cumberland Highway, NorthConnex and WestConnex.”
Stream Northmead’s shared community hub, The Deck, has also been influential in the purchasing decisions of many business owners.
Located on the ground floor, the hub features a landscaped outdoor space, BBQ facilities, a rest and recovery zone, kitchen and meeting room.
Hannas CEO Danny Hanna said The Deck represented a new benchmark for amenities within strata industrial developments.
“We wanted the same premium design principles that shaped our warehouse spaces to be reflected in The Deck,” Mr Hanna said.

“We’re also seeing enquiry from locals looking for secure storage solutions for runabouts, jet skis, motorbikes, gym equipment, furniture and other lifestyle assets.”
Construction is progressing on schedule, with completion and settlement expected July 2026.
