Strategic retail development site in the heart of an award-winning community for sale

Investors have the rare opportunity to develop a brand-new retail development site in the heart of an award-winning master planned residential community southeast of the ACT/NSW border.

This strategically located 1.184-hectare land parcel is located in Googong township’s Town Centre, and has potential development uses including childcare, fuel, fast food, hardware and building supplies or specialised retail premises. The inclusion of a petrol or service station is a mandatory requirement.

Zoned B2 Local Centre, the proposed Googong Retail Development Site is surrounded by a growing community, which will ultimately cater for around 6,600 dwellings, supporting a population of approximately 19,000 people (and an additional 1,000 lots are to be developed subject to rezoning).

The Colliers team of James Wilson, Matthew Winter and Ben Wilkinson have the exclusive listing, with a price guide of $9 million.

James Wilson: “The Googong Retail Development Site offers developers the opportunity to acquire a considered site that will meet the trade areas pent up demand for fast food, fuel, large format retail and services. The trade area features a relatively affluent demographic within an award-winning master planned community being delivered by Mirvac and Peet.”

Matthew Winter: “Retail development sites within underserviced catchments continue to command strong interest from developers and investors across the ACT market, given limited competition and a captive trade area. The Googong Retail Development Site is positioned in a highly prized location.”

Ben Wilkinson: “The Googong Retail Development Site has received strong interest from a variety of national operators looking to anchor the site which underpins the Googong Central Town Centre. The MTA population is projected to increase to 21,017 by 2035, reflecting an annual average growth rate of 6.1%.”

The concept plan includes approximately 965sqm for a childcare centre, 210sqm for a fuel shop, 695sqm of fast food and 1,475sqm of large format retail.

Googong is a hub of growth and prosperity, and the Town Centre will deliver significant additional infrastructure and amenity for the region. In addition to the service offerings proposed for The Googong Retail Development Site, the Town Centre retail precinct will include two major supermarkets, a medical centre, a multi-purpose community centre and library; while a new Kinder-Year 12 public primary school will be built adjacent to the Development Site.

Council has completed work on the Ellerton Drive extension and the $31m duplication of Old Cooma Road to the entrance of the town, increasing connectivity to surrounding areas.

The proposed site has a large 450-metre frontage and is expected to become a focal point and hub for the Googong community.

Googong has won numerous awards, including the 2019 UDIA NSW Award for Excellence-Masterplanned Communities and NSW Regional Development.

The Googong MTA comprises affluent families with an annual household income 32 per cent higher than Australian average. Spending in the catchment is expected to grow by $151 million in the five years from 2022 to 2026, and a further $168 million by 2030, driven by strong population growth.

Located just 16 kilometres southeast of Parliament House and 8 kilometres south of Queanbeyan on the NSW/ACT border, Googong is primed to benefit from further future infrastructure expansion.

Googong Retail Development Site is being exclusively offered for sale via an Expressions of Interest (EOI) campaign, closing 2:00pm (AEDT) on Tuesday March 14, 2023.
