ST Real Estate has secured leading influencer marketing, content, social and data agency Hypetap as the first tenant at Swann House, marking a major leasing milestone for the restored boutique Art Deco office building at 419 Flinders Lane in Melbourne’s CBD.
Founded in 2014, Hypetap has grown into an international business with offices in Melbourne, Sydney and London, employing more than 50 people, including 35 in Melbourne. As part of its next phase of growth, the agency will relocate its Melbourne headquarters from 406 Collins Street to Swann House, taking a half floor on Level 8 (306.7 sqm), with move-in scheduled for the week commencing early January 2026. The lease term is four years.

Originally constructed in 1921 for the State Electricity Commission of Victoria, Swann House has been repositioned through a comprehensive whole-building refurbishment led by architects Plus Studio, reflecting ST Real Estate’s commitment to adaptive reuse and long-term workplace value.
The project restores the building’s Art Deco character while delivering contemporary workplace infrastructure, including upgraded building services, lifts, mechanical and air systems, lighting, bathrooms and premium end-of-trip facilities. A new glazed eastern extension introduces natural light and strengthens the building’s connection to the Flinders Lane streetscape, reinforcing its position within one of Melbourne’s most established and accessible CBD corridors.
Hypetap’s tenancy on Level 8 has been designed by Studio 103, creating a refined and collaborative workplace that aligns with the agency’s creative culture and future growth.
