The site of the former Stewart’s Creek State School is up for sale, with strong buyer interest expected in the property.

The 2.059 hectare site at 10 Dwyer Street in Stuart is ready to be developed, with the site ripe for subdivision, institutional use or community-based developments.

The property, which was originally known as Stewart’s Creek Provisional School and Stewart’s Creek State School, began as a provisional school on May 18, 1891.

In 1939, it was officially renamed Stuart State School. The school closed on December 31, 2013, after 122 years of operation.

During World War II, two classrooms were used as the main Army Signals Communication Centre in North Queensland.

Despite the school having closed nearly 12 years ago, there were still improvements on the site, including multiple teaching blocks (of both permanent and modular construction), a preschool classroom block, dedicated amenities block and undercover shelter area. Within the grounds there is a tennis court, cricket pitch, play equipment, shaded seating areas and a grounds shed.

The property is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Paul Dury and Mark Fitzgerald.

Mr Dury said the substantial property had enormous potential, and was expected to generate strong demand from buyers looking to undertake a development on the site.

“This expansive parcel of land presents a rare and versatile opportunity for redevelopment in a well-established area of Townsville,” he said.

“The possibilities for buyers are many and varied, including a subdivision, education facilities, a retreat or camp, or a community hub for church or not-for-profit groups.

“This site offers the space, location, and flexibility for numerous outcomes, subject to council approvals.

“It’s positioned in a quiet, accessible location within Stuart, which is just 15 minutes from the centre of Townsville.”

Mr Fitzgerald said the sales campaign for the former state school would likely attract both local and interstate buyers.

“Townsville has one of Australia’s strongest regional economies with strengths across a range of industries, and the largest population base in Northern Australia,” he said.

“We are seeing buyers and developers look to regional areas for opportunities, particularly due to the affordability factor, as well as growth prospects.”

The Expressions of Interest campaign for the property will close at 4pm (AEST) on Thursday, June 19.
