Agora on Santorini, a fully-leased modern retail village in Alkimos, a coastal suburb in Perth’s north, has sold for $7 million.
The property at 1 Santorini Promenade consists of six architecturally-designed commercial spaces, including one double-storey building and four single-storey retail units.
The building, which was constructed in 2019, has 1,442sq m net lettable area on a 5,104sq m site that has frontage to both Santorini Promenade and Balmain Terrace and 86 car parks. It is situated opposite Alkimos Park and adjacent to the Alkimos Primary School.
The fully-leased property has tenancies ranging from 146sq m to 327sq m, with current occupants including a tax accountant, convenience store, gym, barber, church and café/restaurant.
The asset has been purchased by a private buyer from overseas in a deal negotiated by Jonathan Wong and Zach Schreier of Knight Frank in conjunction with Benson Young of Hartanto Properties on behalf of the vendor, Clearwin Investments Pty Ltd.
Mr Wong said the property generated significant buyer interest during the campaign.
“We had interest from a wide range of investors, right through from local buyers to those from overseas,” he said.
“The property is relatively new, being only seven years old, and has a premium design and amenities including double ceiling heights and glass frontage.
“It is also fully leased, providing solid income for the incoming buyer.
“The growth potential of Alkimos was also a strong drawcard – the area is part of a master-planned coastal corridor with ongoing infrastructure investment, including freeway and rail extensions, making it a high-growth area for both residential and commercial development.”
Alkimos has a rapidly expanding residential population, projected to exceed 31,000 residents, with
annual growth of 7.84% over the next eight years.
Situated around 42 kilometres north of the Perth CBD and 14 kilometres north of the City of Joondalup, Alkimos has direct access via the Mitchell Freeway and the Butler Train Station.
Mr Schreier said Agora on Santorini was a significant landholding within the Alkimos commercial and retail precinct.
