A modern, fully-leased childcare centre in the Bendigo suburb of Golden Square has sold for $6.5 million, making it one of the first early learning asset transactions completed in 2026.
Located at 100 Panton Street, the centre has a 20-year lease with Discovery Bay Early Learning, a well-established operator known for its innovative STEM education programs and strong presence in regional Victoria.
CBRE’s Australian Healthcare & Social Infrastructure team, led by Sandro Peluso, Marcello Caspani-Muto, and Jimmy Tat were managed the sale with the price reflecting a yield of 5.95%.
Mr Peluso noted the sale set a strong precedent for the year ahead despite evolving economic conditions.
“This childcare facility is truly one-of-a-kind, meeting all the criteria families seek in early education. A standout feature is the indoor water play area, which aligns with the current emphasis on sensory play in early childhood development,” he said.
“The scarcity of high-quality competing services within a 5km radius, with most centres averaging 10 years in age, and the presence of nine schools within a 3km radius further enhanced the property’s appeal,” Mr Peluso added.
Mr Tat noted the shifting dynamics in the childcare sector influenced by the cost-of-living and changing work patterns and lifestyle choices.
“With increased flexibility and remote work options, many young families are opting for regional areas like Golden Square, seeking more affordable housing. This trend has led to a surge in demand for regional childcare, evidenced by rising occupancy rates across the board,” he said.
