Workplace health specialist claims prime site beside the DFO

End-to-end workplace health specialist RediMed has come in for a perfect landing after checking in for new premises at the Skygate precinct in Brisbane Airport.

The Perth-based company, which has eight locations across Western Australia and Queensland, has taken a seven-year full-floor lease at Level 3, 12-14 The Circuit.

This positions it in the company of high-profile fellow building tenants including Australian Border Force, while the popular DFO retail precinct is next door.

JLL’s Andrew Benson, who acted for owner Patella Properties, negotiated the deal for the vacant 1152sqm space at a rate of $500/sqm ex GST.

Mr Benson said the choice of location was a case of niche availabilities but perfect fit.

“RediMed’s overarching need in finding a new premises was to be readily accessible to their clientele, who are generally based in industrial precincts across areas such as Eagle Farm and Murarrie,” he said.

“However, planning constraints around the introduction of medical facilities meant a lot of buildings were unsuitable, and would have required timely and costly impact assessable Change of Use applications.

“The airport precinct, however, operates under its own planning scheme, streamlining this process. With expansive onsite car parking and amenity for staff and clientele, it provided the complete package.”

With niche fitout requirements, including purpose-built treatment facilities to support client injury care and rehabilitation, RediMed requested the deal encompass an extended lease timeframe.

This positions it to capitalise on the area’s continued evolution, including Brisbane Airport Corporation’s 100ha Airport Industrial Park, which is under development.

“It’s certainly an area primed for continued strong growth, and one where we expect to see even greater activity and competition in the next year or two, particularly given the lack of supply in the near-city market in general,” Mr Benson said.
