Middle Ridge residential landholding sold for $12.15 million
In a standout transaction for Queensland’s regional property market, a four-hectare residential site in Middle Ridge, Toowoomba has sold off-market for $12.15 million, setting a new area record of $304 per square metre.
Brokered for a private vendor by Liam Petersen and Jake Burrowes of JLL, the deal marks a significant milestone for the region, underscoring surging demand for land amid tightening supply.
The site, spanning 20–42 Dallang Road and 588–592 Hume Street, will be transformed by developer Boldstone into The Darling, a new 52-lot residential community.
The transaction follows another record-setting deal nearby, with 542–558 Hume Street, Middle Ridge, selling for $23.7 million earlier this month.
Mr Petersen said the result highlights the strength of Toowoomba’s residential market, driven by population growth and limited housing supply.
“Demand for quality, well-located development sites continues to build as Toowoomba cements its reputation as one of Queensland’s fastest-growing regional hubs,” he said.
“We’re seeing increasing buyer interest from both private and institutional developers who recognise the city’s long-term growth potential.”
Mr Burrowes said competition for development-ready land in Toowoomba remains intense.
“Population growth is outpacing housing supply, creating strong opportunities for developers and landholders alike,” he said.
“The Middle Ridge site is perfectly positioned to benefit from that momentum, offering accessibility, amenity, and zoning flexibility within an established community.”
The property comprises two adjoining lots and is zoned Low-Medium Density Residential under the Toowoomba Regional Council planning scheme.
