JLL has been appointed to sell two significant, exceptionally located industrial transport properties in SA and WA respectively.
JLL SA Head of Logistics and Industrial Martin James anticipates the Cleveland Freightlines portfolio will attract a high level of purchaser interest given it represents the opportunity for both national and local owner occupiers and developers to acquire large land holdings in locations which are tightly held and highly sought.
“This unique “unicorn” portfolio of two exceptionally located, prime industrial assets at 9-15 Wirriga Street, Regency Park SA and 91–103 Kurnall Road, Welshpool WA have been held under the same ownership and occupancy for in excess of 25 years and are absolute prime assets,” he said.
Mr James said the properties had been used as the operational bases of the transport company, Cleveland Freightlines, and are ideally suited to similar uses or alternately provides the opportunity to maximise development to its highest and best use.
“Being able to offer two significant properties as a portfolio is an extremely rare “unicorn” opportunity, particularly given the highly land-constrained industrial markets in SA and WA.
“Demand from the Transport and Logistics industry has grown exponentially since the pandemic, resulting in a significant shortage of suitable industrial properties either for sale or lease.” he said.
Mr James said both properties are extremely well-located industrial assets within their respective markets.
He said the South Australian property at 9-15 Wirriga Street Regency Park offered a strategic Inner North location with a site area of 37,150 sqm close to the Port, Airport and heavy vehicle transport infrastructure. Afforded with street to street access, via Wirriga and Kateena Streets, four existing crossovers, and 5 allotments, the property provides numerous development and occupancy solutions.
“Wirriga Street is in Adelaide’s premier industrial suburb Regency Park. Established in the late 1970’s Regency Park was specifically designed to cater for and meet the needs of Industry well into the future. These design elements made it attractive to all forms of Industry and will continue to do so well into the future,” Mr James said.
“The property is approximately a 15-20 minute drive to the Osborne Naval Shipyard, RAAF Edinburgh and the Adelaide CBD. Finding industrial property opportunities of this size, scale and flexibility, in this location are almost impossible find.”
91 – 103 Kurnall Road Welshpool offers very similar features to that of Regency Park, being located in a highly sought and tightly held, inner eastern industrial suburb of Perth. It is of size, has transport related improvements and afforded with fast and direct access to the Perth Airport, the Kewdale Freight Terminal and the wider metropolitan area of Perth.
“This strategic industrial asset has a site area of 18,251 sqm*, a frontage of some 146m to Kurnall Road, is in the heart of Welshpool, which in turn forms part of Perth’s premier industrial eastern corridor,” Mr James said.
The properties are being offered via an Expression of Interest campaign closing at 4 pm Australian Central Standard Time (ACST) Friday 19th May 2023 and therefore recommend all interested parties make contact with the sales team of Martin James, Kym Hutchins, Chris Monterosso or Luke Schreier.
