A freshly listed mixed-use development site in Hammond Park is set to pave the way for the creation of new housing and retail services in the in-demand southern Perth suburb.
Specialist property development services firm Effective Property Solutions (EPS) is selling the property on behalf of a private landowner family.
Head of Property Investment at EPS Ollie Salimi tipped the site would be sought after by medium density and mixed-use developers.
“At 2.34 hectares, 466 Wattleup Rd is a prime urban infill or mixed-use residential, retail and commercial development project in a major growth corridor,” said Mr Salimi.
“Originally just over four hectares, a portion of the land was sold off to make way for the extension of Hammond Rd.
“We expect a lot of interest in this site as Hammond Park’s existing and nearly fully built-out residential land estates are in very high demand from young families, thanks to an array of schools and new public amenities in this now flourishing area.”
The land is zoned ‘Development’ (R50, R60, R80 and Local Centre) under the City of Cockburn’s Town Planning Scheme and ‘Urban’ under the Metropolitan Region Scheme.
Hammond Park is 27km from Perth CBD with a median house price of $690,000 at July 2024.
Offers to purchase close Wednesday 25th of September at 2pm WST and can be directed to EPS on 0431 094 839.
