Parkside Commercial South-Western Sydney has secured a new tenant for a Wetherill Park warehouse with a specialised internal configuration.
Within seven days of being appointed by the landlord of 181 Newton Road, Parkside Commercial’s Matt Keeping secured a commitment from Fairfield East-based operator, Wise Express Logistics.
Wise Express Logistics had only just begun searching for its new headquarters and Mr Keeping secured their interest after a single inspection.
The tenant took a five-year lease across the 3,622sqm freestanding building, paying $597,630 per annum (net) plus GST. The lease represents $165psm.
Despite combining a prime location with substantial industrial capability – including up to 6.5 metres of internal clearance, multiple roller doors, full drive-around access, high power supply via an on-site substation and a fully sprinklered warehouse – the property presented a complex leasing challenge, requiring engagement with occupiers whose operational requirements aligned with its specific configuration.
“The warehouse has a large mezzanine providing additional storage space,” said Mr Keeping.
“While adding more space, it’s positioned in the centre of the building, which we knew wouldn’t work for certain occupiers.
“Wise Express Logistics stores tyres amongst other inventory, so a sprinkler system was a pre-requisite for their new premises. The company had only begun searching for their next premises, and I knew the warehouse’s full sprinkler system met their needs.
“Wise Express Logistics can still work efficiently with the internal configuration and relocating to Wetherill Park places the business among a strong cluster of transport and logistics operators, with direct access to Western Sydney’s major freight routes, delivering significant operational advantages.”
The building also hosts approximately 567sqm of office and showroom space.
