Two land parcels are being offered together or separately in Klemzig, 8km from the Adelaide CBD

Two residential development sites in Adelaide’s inner north-east are being offered for sale presenting a chance to secure a combined land holding of approximately 14,591sqm in Klemzig, just over eight kilometres from the CBD. The sites are available for purchase together or individually.

Located at 24–46 Boucaut Avenue and 67–75 Windsor Grove, the 6621sqm and 7970sqm properties are zoned General Neighbourhood and are suited to low-rise and medium-density residential development, along with employment and community service uses subject to planning approval.

JLL’s Jack O’Leary, Claudia Brace and Tom Love have been exclusively appointed to manage the sale through an Expressions of Interest campaign.

Mr O’Leary said the flexibility of purchasing one or both sites would appeal to a broad range of developers.

“The scale of the combined land holding allows for a significant residential anchored development or alternative living sector uses in a tightly held and well-established area,” he said.

“The land holding offers developers and occupiers the opportunity to capitalise on the convenient location relative to the CBD and record low residential vacancy rates of 0.8 per cent. These opportunities in inner city locations are now considered extremely rare.”

Ms Brace noted the location offers proximity to major transport links and amenities.

“Klemzig sits close to Linear Park and the Klemzig Interchange is just over a kilometre away, providing convenient access to public transport,” she said.

“The area is well serviced by schools and retail, with Marden Shopping Centre, Walkerville Terrace Shopping Centre, and several primary education facilities nearby.

“The Payneham Swimming Centre is also undergoing a major upgrade, adding to the local amenity.”

Mr Love emphasised the competitive positioning of the sites in the current development landscape.

“The configuration and scale of these parcels offer significant design flexibility for developers to create distinctive residential communities that stand out in today’s market,” he said.

“Their established neighbourhood setting adds immediate value that greenfield sites simply cannot match.”

24-46 Boucaut Avenue and 67-75 Windsor Grove in Klemzig are being offered for sale via an Expressions of Interest process, closing at 4:00pm ACST on Thursday 11 September 2025.
