Warehouse-offices in a new small business park in Melbourne’s fast-growing west are expected to be met with solid demand as they hit the market this week.
The development, WhO Ardeer at 614 Ballarat Road in Ardeer, is offering 14 warehouses ranging in size from 198sq m to 283sq m in Stage 1.
The warehouse-offices are brand new, turn-key and highly flexible, catering for a range of business types and sizes. They are suitable for multiple uses including as a workshop, retailer, e-commerce, craft brewery, specialty trade, coffee roastery, studio, showroom or simple storage.
WhO Ardeer is situated just one minute from the Costco superstore and the Western Ring Road, 30 minutes west of the Melbourne CBD and 15 minutes south of the Melbourne Airport.
Space in the development is being marketed for sale and lease by Knight Frank agents Steve Jones and Andrew Gallucci in conjunction with Domenic Sciglitano of Melbourne Commercial Group on behalf of the developer, Better Living Group.
Prices start from $798,000 plus GST ($3,970 per sq m).
Mr Jones said WhO Ardeer was a carefully considered industrial development that was expected to attract strong interest from buyers, including owner-occupiers and investors.
“The demand for smaller warehouses, particularly those under 1,000sq m, remains robust, driven by the growth of e-commerce and the need for last-mile delivery solutions,” he said.
“Over the past two to three years, Australia’s industrial warehouse market has demonstrated resilience, with vacancy rates increasing from a low of 1.9% to 2.5% by late 2024, which is still among the lowest globally.
“Low vacancies have kept rental yields relatively high, making industrial assets attractive to investors.
“The warehouse-offices in WhO Ardeer are suitable for multiple uses, so in addition to investors, we expect interest from a range of owner occupiers looking for a space that will enable their business to thrive.
“The development offers a secure, landscaped precinct with carefully integrated security gates and amenity including an onsite café.”
The warehouse spaces in WhO Ardeer are well designed, with premium fixtures and fittings, as well as premium materials, enhancing durability.
Each space is an open plan design with light-filled interiors via extensive glazing and has expansive, double-heigh spaces with a 7.5m internal clearance and 4.5m automated roller door.
There are two allocated carparks and two bike storage spaces per warehouse, with additional onsite parking available.
The warehouse-offices have been purposely designed with three different mezzanine options to choose from, ranging from top of the range, which is fully enclosed with glazing to standard, which is open.
Mr Gallucci said WhO Ardeer was in a well-connected part of Melbourne’s West, and the location benefits from large street frontage and high traffic volumes, with exposure to 45,000 cars passing daily.
“It’s at the gateway to Melbourne’s West, and just seconds from Costco and the Western Ring Road,” he said.
“Melbourne Airport is within easy reach, along with Ballarat, Bendigo and the M1 Freeway to the Bellarine Peninsula and Geelong, with nearby Ballarat Road leading conveniently into Melbourne CBD.
“It’s also close to amenity – aside from Costco, there is More Park, Bunnings, Woolworths, Kororoit Trail, Sunshine Market Place and Sunshine Square nearby.
“In Melbourne’s fast-growing West, most existing warehouses are outdated or better suited to larger enterprises, but WhO warehouses are neat, clean and meticulously designed.
“The range of sizes, layouts and mezzanines are all optimised for the needs of today, while remaining flexible for the future.”
Better Living Group has delivered several successful projects in Melbourne over the past 40 years, including multi-apartment developments, education facilities, aged care, government projects, industrial, residential and childcare.
“WhO will be one of those projects that will remain relevant for many years,” said Better Living Group Director Dino Mazzei.
“The design is certainly a cut above most other industrial/warehouse projects in the area, thanks to the team at Point Architects.
“The location can never be replaced or compared with. The close proximity to the freeway will always remain. Having Costco two doors up and being on a major highway – Ballarat Road – means that any business located at WhO will always enjoy maximum exposure.”
