A recently built Goodstart Childcare in Brisbane has been listed for sale via Stonebridge Property Group, as part of its March National Portfolio.
Located at 60 Wesley Road, Griffin, the centre sits within one of Brisbane’s fastest-growing residential catchments, with the suburb’s population forecast to grow by more than 60% by 2046*.
This growth is evidenced by recent expansion of Griffin State Primary School, positioned directly opposite the property. The 1,159+ student* school underwent a $22 million extension in 2020 to accommodate the area’s rapidly increasing young population. A brand new Woolworths anchored shopping centre is also being built within close proximity to the asset.
Furthermore, Griffin currently holds a childcare demand ratio of approximately 3.3 children aged 0–5 for every available place, leaving the 110 place centre well positioned to service the family favourite catchment.
The purpose-built facility, completed in 2021, is secured by a 15-year net lease to Goodstart Early Learning through to 2035, with options extending to 2055, providing investors with long-term income security.
Stonebridge Property Group’s Tom Moreland, Michael Collins, Thomas Proberts and James Freemantle are managing the sale of the asset, which will be offered via National Portfolio Auction on Wednesday 25 March at 11am (AEDT).
