Prime Ripley site in Ipswich’s booming southwest corridor attracts strong developer interest
JLL in conjunction with Ray White Commercial (RWC), has announced the successful sale of the 3.22-hectare Major Neighbourhood Centre site at Lot 7001 Belle Parade, Ripley in South East Queensland for $20,253,481, following a competitive Expressions of Interest campaign.
The result reflects the strong demand for retail development opportunities within the rapidly expanding Ripley Priority Development Area (PDA) – one of Australia’s largest and most active greenfield growth corridors.
Presented as a cleared, predominantly flat site with drainage and operational works already completed, the land benefits from 830 metres of street frontage, along with excellent exposure to approximately 10,600 vehicles per day.
Its strategic location just 6km from the Ipswich CBD and 16.5km from Springfield Town Centre, combined with its Major Neighbourhood Centre (Retail) designation under the Ripley PDA, made it one of the most sought-after opportunities in the region.
Jacob Swan, Ned McKendry and Jake Burrowes from JLL alongside Mark Creevey and Nathan Moore from RWC negotiated the deal.
“The campaign generated six formal offers, highlighting the scarcity of comparable sites in Ripley’s tightly held retail landscape. Concept plans had already been prepared to guide future development outcomes, including a supermarket, specialty retail, fast-food tenancies and a service station, adding to the site’s appeal among major national operators,” Ned McKendry from JLL said.
“This was an opportunity to secure a future retail hub in one of the strongest greenfield growth corridors in the country. The depth of buyer interest reflected the strategic importance of the Ripley PDA and the supply of Major Neighbourhood Centre sites of this calibre.”

The sale underscores the confidence groups have in Ripley’s growth trajectory and the vital role this centre will play in servicing the expanding community.”
Located at the entry to HB Land’s Bellevue Estate and adjacent to a planned 5-hectare district sports field, the site also benefits from signalised access via Ripley Road, Belle Parade and Trigona Drive. Essential services including water, sewer, power and NBN are located at its boundaries, and the surrounding area is supported by early learning centres and state schools.
With the region’s population forecast to reach 702,000 by 2046, the acquisition will deliver essential retail services to one of Australia’s fastest-growing communities.
