A mixed use property in Townsville’s inner city has changed hands for the first time in 75 years, being snapped up in an off-market deal by a major national retailer.

National Tiles purchased the property at 151-155 Ingham Road in West End, and has relocated to the premises from its current premises at 301 Bayswater Road, Garbutt.

The property consists of a 1,303sq m mixed use property on a 1,598sq m site.

It is configured as three separate tenancies of 434sq m, each consisting of various configurations of warehousing, showroom and office. One tenancy will be utilised purely for warehousing with the other two tenancies being showrooms for National Tiles and Carpet Call respectively.

The off-market sale was negotiated by Knight Frank agents Mark Fitzgerald and Dan Place on behalf of the vendor, a local private family.

Mr Fitzgerald said one of the major drawcards for the buyer was the high-profile location of the property, situated just three kilometres from the Townsville CBD.

“It is located along the major arterial route of Ingham Road, benefitting from significant traffic exposure,” he said.

“The property was sold with vacant possession, which was another benefit as it allowed the buyer to complete a fitout and occupy the building immediately.”

Mr Place said local owner-occupiers were continuing to drive market activity in Townsville’s commercial property market.

“They are seeking properties that offer both functionality and strategic positioning,” he said.

“The persistent supply-demand imbalance for quality industrial space in Townsville is helping to drive up sale rates and rents.

“Whilst the owners of this West End property were not actively looking to sell, we were able to negotiate an off-market deal that was an attractive transaction for both parties.”

National Tiles and Carpet Call Townsville is owned and operated by franchisees Tamara and Dean Parfrey since 2019, servicing the domestic and commercial markets in the Townsville and surrounding catchments.
