National builder meets demand for smaller lot home solutions

Australia’s largest franchise builder is setting a new benchmark for savvy buyers, with its latest release of innovate home designs crafted to fit smaller blocks, often only available in new land estates at an affordable price point, making them an ideal choice for first home buyers.

With house prices across Australia steadily increasing and, in turn, housing affordability decreasing – in particular in New South Wales and Victoria1 – G.J. Gardner Homes has introduced a range of one and two-storey family homes, designed specifically to maximise living space on smaller lots while keeping affordability top of mind.

The trend for smaller lots in new land estates has resulted in the average site area of new house approvals in Australia to decrease (13 per cent) considerably over the past decade, with the average site area of new homes in Australia sitting at 432 square metres2 – with the majority of available new blocks around 300 to 400 square metres.

G.J. Gardner Homes Chief Executive Officer Trent Gardner said the award-winning builder saw value in releasing a new range of smaller, smarter and more affordable home designs purposely designed for new residential estates.

“With rising land costs, home buyers are even more conscious of their money and quite often are working with a smaller budget in mind, yet still dream of owning spacious traditional detached family home,” Mr. Gardner said.

With each of the designs accommodating for dual living, the new homes have been designed and priced to reflect the needs of the first home buyer market – who may have previously resigned to a life of renting, or apartment living due to rising costs.

“In the current market, it is becoming more challenging for hopeful first home buyers to find new build homes under the property price caps to access government grant schemes,” Mr. Gardner said.
