Boutique developer Molti has revealed the first look at its landmark Kangaroo Point project, Heirloom – the inaugural collaboration between acclaimed architects Bureau Proberts and design studio Carr.
Positioned riverfront at 4 MacDonald Street, Heirloom comprises five full-floor residences of approximately 340 square metres each, with prices starting at $9.5 million.
Designed as expansive private sanctuaries, every residence offers four bedrooms with ensuites, two living areas, and end-to-end outdoor terraces running the full length of the building.
Framing uninterrupted views of the Story Bridge, CBD, and Brisbane River, each home is further elevated by refined details – from private gallery walls for statement art, to bespoke wine storage and indoor fireplaces.
Enhancing the living experience, Heirloom introduces an exclusive wellness level inspired by the world’s foremost day spas and longevity centres, designed to nurture both body and mind.
This private sanctuary offers residents access to a fully equipped gym, sauna, cold plunge, and wellness, delivering a cocooning retreat in the heart of Kangaroo Point.
Molti Managing Director Ben Teague said Heirloom aimed to further raise expectations for luxury property in Kangaroo Point, where a number of records have been set in recent years.
“Heirloom aims to celebrate the timelessness of this opportunity – one of the last riverfront sites in Kangaroo Point reimagined by two of the leading design practices in Australia, Bureau Proberts and Carr,” he said.
“We’ve sought to bring conscious premium living to life here in a way that rewards both the purchaser and the community through a thoughtfully designed building that adds to the character and prestige of this area.
“These are homes designed for longevity, with quality craftsmanship, lasting design and a deep connection to place. We know what we have created here is something people will cherish for a long time – it’s not just a property, but a legacy.”
Bureau Proberts Partner Andy Bell said the curvature of the building is inspired by the nearby Story Bridge and maximises the site’s never-to-be-built out views.
“We set out to create something truly original – a building that belongs to Kangaroo Point and will endure for generations,” Mr Bell said.
“Our design embraces the unique shape of the site, pushing the main living and sleeping areas to the building’s edge to maximise views north to the Story Bridge. The sweeping arc of the balconies not only frames those views but also creates a natural dialogue with the adjacent parklands, drawing inspiration from the iconic cantilever form of the Story Bridge itself.”
Carr Director Stephen McGarry highlights that interiors are understated in their elegance, calling on unique marbles and warm timber to create a home as a haven.
“The interiors have been crafted to enhance the architecture and frame each residence’s remarkable views, never competing with them,” Mr McGarry said.
“Inside, the design delivers a true sense of home, with expansive, light-filled spaces rarely found in apartment living.”
WHITEFOX National Projects Director Phillip Rand said interest in the project had already been strong off the back of hoarding erected on site following the demolition of the former structure.
“This riverfront section of Kangaroo Point is one that local buyers recognise as one of the most coveted addresses in South East Queensland – with its rare combination of riverfront living, incredible city views and unbeatable connectivity,” he said.
“This site is a true one-of-one on this side of the peninsula – and with the collaboration of some of Australia’s best in architecture and design, the residences at Heirloom will be genuine legacy properties for the purchasers.”
The release to market is set to be penned for the middle of next month, with full floor residences starting from $9,500,000.
