Boutique Australian developer Molti has unveiled plans for its Mercer Road site in Melbourne’s Armadale, proposing a series of six luxury townhomes designed by Carr.

Set on a generous 1731 square metre site, each home in the exclusive collection of six residences will feature a substantial 11.5-metre frontage and more than 330 square metres of thoughtfully designed living space.

Carr, renowned for its integrated approach, is leading both the architectural and interior design. The result is a sophisticated series of two-level homes, each with its own private basement garage, a dedicated gym per home, and a luxurious outdoor pool—offering a seamless blend of elegance, privacy and amenity.

In the plans submitted to the City of Stonnington by Molti this week, each home is proposed as four bedrooms with four bathrooms and two living areas.

Molti Managing Director Ben Teague said Carr had envisaged a curated series of homes that deliver on architectural integrity and liveability.

“These proposed homes represent a rare opportunity to live in one of Melbourne’s most sought-after suburbs, in a residence that offers the space, sophistication and amenity of a private sanctuary,” said Molti Managing Director Ben Teague.

“With Carr’s signature design excellence and an address as desirable as Mercer Road, we expect strong demand for what will be some of the most impressive new homes in Armadale.”

The homes embody privacy and style with light brick facades offset by warm natural timber accents and large picture windows, providing a lightness in design.

Molti acquired the site at 32 Mercer Road as part of a series of acquisitions in Melbourne, marking the developer’s entry into the city. Along with Mercer Rd, it acquired two sites at 11 and 13 Denham Street in Toorak in February, where it is working through initial design.

The Mercer Road site is located just minutes from Melbourne’s premier luxury boutique shopping precinct, High Street Armadale, and boasts close proximity to both train and tram lines, providing exceptional connectivity into the CBD.

“These acquisitions reflect over a year of strategic planning, in-depth market analysis, and close collaboration with our trusted partners across Melbourne’s high-end property sector,” Ben said.

“Our disciplined approach to capital, combined with an agile, focused team, allows us to be highly selective seizing the right opportunities at the right time to drive enduring value.”
