Leading Australian developer AVID Property Group (AVID) has celebrated a landmark milestone this month, with a sod turn event on Wednesday 13 May marking the commencement of construction on its $17 million luxury resort-style amenities in its soon-to-open community in one of South East Queensland’s fastest growing regionsi.
The community clubhouse will sit at the heart of Vantage Lilywood by AVID, which is set to unlock a new housing option for over-50s in the area, delivering 296 homes upon completion to support Queensland’s growing aging population, where one in three residents is now aged 50 or overii.
AVID Chief Executive Officer Anthony Demiris said the occasion was another in a series of milestone moments the developer has celebrated across its growing portfolio since establishing itself as a key figure in the land lease market following its launch in 2024.
“Having only commenced construction on the first homes in the Vantage Lilywood community late last year, it is fantastic to be able to get underway with the community clubhouse and amenities so soon after,” Mr Demiris said.
“These amenities will be the heart of the community, offering abundant relaxation and recreation options, all the while working to support connections between new neighbours to create the deep-rooted sense of community that makes a neighbourhood feel like home.”
City of Moreton Bay Division 12 Councillor Tony Latter said the supply of housing in Lilywood was important in supporting a major growth area.
“With 240 new residents moving here every week and a population projected to reach one million people in the next 30 years, City of Moreton Bay is entering era of growth and transformation,” he said.
“The Waraba area, including Lilywood, will play an important role in our City’s future by becoming a dynamic urban hub that will eventually accommodate some 70,000 residents.
“Ensuring greater housing diversity gives our residents access to homes that suit their needs across every stage of life is welcome.
“We look forward to seeing projects in this area come to fruition.”
The community amenities include a private a $17 million community clubhouse, resort-style pool and spa, heated lap pool, sauna, gym, tennis and pickleball courts, bowling green, workshop and art studio, yoga area, and an off-leash dog park.
Within the clubhouse, residents will be able to enjoy a private cinema, a golf simulator, library, games room, residents’ kitchen, bar and lounge area, barbecue area, private dining rooms and alfresco dining.
AVID has appointed Hutchinson Builders to deliver the state-of-the-art clubhouse, with Director Jack Hutchinson Jnr and Hutchinson team members joining AVID for the ceremonial sod turn.
This is the third clubhouse AVID has commenced construction on since it launched Vantage in 2024, with the Vantage Bloomdale clubhouse in Victoria recently celebrating its grand opening, and the Vantage Hervey Bay clubhouse set to open in the coming months.

The event was the first of many upcoming construction milestones for Vantage Lilywood, with its Sales and Information Centre and first showcase homes expected to open next month in June 2026.
First residents are expected to move in to their homes in June 2026, with the clubhouse and other community amenities expected to open in Winter 2027.
Vantage now holds approximately 4,600 home sites across Queensland, New South Wales and Victoria, with 1,651 currently occupied, and a further 600 homes forecast to be developed and sold over the next two years.
