Melbourne’s CapitalxWise Secures $30 Million in Funds, Tapping into Niche Property Markets

20 August 2025

Melbourne-based property investment firm, CapitalxWise, has hit a significant milestone, raising nearly $30 million across three new wholesale funds just over a year after its launch. The firm, the real estate investment arm of the xWise Group, is leveraging a unique, end-to-end model to deliver value in targeted residential and industrial markets across Melbourne.

This achievement signals strong investor confidence in the firm’s strategic approach and its ability to identify opportunities in a highly competitive market.

“We saw a clear opportunity to apply a disciplined, hands-on approach to property investment in Melbourne,” said Akash Ahluwalia, Co-Founder of the xWise Group. “Our rapid success shows that investors are looking for a firm that not only finds great projects but also has the expertise to manage them from start to finish. We’re not just investing; we’re building with speed and certainty.”

CapitalxWise’s vertically integrated platform, which includes project delivery and construction through the broader xWise Group, allows it to find value at the source and execute with precision. This model enables the firm to focus on specific, high-conviction opportunities.

The Projects

The three new funds are a testament to this strategy, targeting key growth areas and responding to specific market needs.

  • Doncaster East Equity Fund:  A boutique townhome development in the highly sought-after Doncaster East, leveraging off-market sourcing and a deep understanding of planning fundamentals to deliver homes in a premier school zone.
  • Tarletons – Plumpton Industrial Mezzanine Fund:  A 62-lot industrial subdivision in Melbourne’s western growth corridor. The project’s success is rooted in its innovative financial structure that aligns the interests of all stakeholders, from investors to landowners.
  • Sinclairs – Deanside Equity Fund:  A mixed-use greenfield site with 126 lots, strategically located in Deanside to provide housing, childcare, and commercial spaces in a rapidly expanding community.

Jason Frank Yong, Chief Investment Officer of CapitalxWise, highlights the firm’s approach. “These projects reflect our belief that the real advantage is in how you invest, not just what you invest in. By leading complex acquisitions and aligning our partners around a shared vision, we unlock value and deliver strong, risk-adjusted returns for our investors.”

A Model for Melbourne’s Future

CapitalxWise’s success is rooted in its deliberate model: direct placement with qualified investors, meaningful manager co-investment, and project delivery through the broader xWise Group. This combination provides a rare level of clarity and responsiveness across the entire project lifecycle.

“These three funds demonstrate what’s possible when you combine real conviction with real execution,” Ahluwalia added. “We’re proud to be building long-term trust and delivering projects that contribute to Melbourne’s growth in a meaningful way.”
