Gold Coast builder-developer MAYD has set a new benchmark for Queensland’s residential property market, with the $30 million sale of the double-storey penthouse crowning its absolute-beachfront development, ONE Burleigh, significantly surpassing the previous state record of $24 million set by Spyre Group in 2023.
The penthouse occupies levels 18 and 19 of MAYD’s $201million ONE Burleigh project at 88 The Esplanade, Burleigh Heads, delivering 525sqm of internal living and a further 237sqm of private outdoor space, including an expansive rooftop terrace with an infinity pool, a combined 762sqm of residence with uninterrupted views from every aspect.
The property, which achieved an astonishing $57,142 per square metre internally, boasts five bedrooms, five bathrooms and four car spaces, bearing a far greater resemblance to a private estate than a penthouse.
“My buyer considered all available stock in South East Queensland. At this level, buyers aren’t just purchasing a property, they’re making a decision that becomes part of their legacy” says Freddie Tehle of PRD Burleigh Heads, who negotiated the record sale.
“What sets ONE Burleigh apart was the privacy of 17 full-floor residences, an outlook that is completely undisputed from every aspect, and an architectural identity that is genuinely specific to this location. There is nothing else on the Esplanade that delivers all three. Once my buyer saw it, the decision was clear.”
The penthouse interiors will be curated by by Sici Design to have custom elements in direct collaboration with the purchaser, in an approach that reflects both the calibre of the buyer and MAYD’s commitment to delivering a genuinely one-of-a-kind home.
Early design directions point to a highly considered material palette, a sculptural interior language and bespoke architectural detailing that will be integrated throughout.
ONE Burleigh was designed by MAS Architecture, whose facade draws its motif from the geometry of the Norfolk Pines lining The Esplanade; the fine vertical concrete elements that echo the trees from the beach side, giving the building a distinct identity rooted in its location. Floor-to-ceiling glazing wraps each residence, capturing the coastal panorama from every living space.
On the ground floor, is a private wellness retreat, shared exclusively among the building’s 17 homes, which offers a full-length magnesium pool, mineral hot and cold plunge pools, spa enclaves, hot stone sauna, a yoga and meditation deck and a landscaped relaxation garden. It is a standard of amenity more commonly found at a private members retreat than a residential building.
The ONE Burleigh penthouse sale arrives at a significant moment for MAYD. The developer recently completed the largest Gold Coast property transaction of 2025 by way of a $32.5 million acquisition of seven amalgamated parcels at 2-6 Pacific Parade and 27-33 Golden Four Drive, Bilinga. That site is set for a circa $400 million mixed-use project.
MAYD now holds a project pipeline approaching $750 million, spanning high-end residential, multi-residential, mixed-use and commercial development across the southern Gold Coast.
Todd Mould, MAYD Founder said:
“Achieving this sale reflects the grandeur of the property, the second-to-none location with its incredible aspects from every direction, and the expansive size and dedication to materiality throughout.
“While it is a surreal experience to have a MAYD project break the Queensland off-the-plan record, it was never at the forefront of our minds. We were focused on ensuring each residence at ONE Burleigh made the most of its exceptional views and large floor plates being respectful to the location and the incredible 360-degree vistas that hero the architecture and interiors.
“ONE Burleigh appeals to a particular buyer who is not interested in trends. They want timeless materiality and a true dedication to luxury. We have been blown away by the calibre of enquiries we have received.
“We are now excited to work with the penthouse purchaser to deliver a completely one-of-a-kind residence in the sky, one that will stand proud in Burleigh for the years and decades to come.”
With the penthouse now sold, the remaining 4 out of 17 full-floor residences at ONE Burleigh are now publicly on the market, prices for remaining residences range from $9.5 million to $13.75 million. Available by appointment only.
Construction is well underway, with completion scheduled for Q1 2027.
