Half of precinct committed as local builder powers ahead with construction

Bendigo’s largest in-development commercial precinct has reached a significant construction milestone, with the installation of over 1000 precast concrete panels now underway at the transformative Prime Business Park Bendigo project by Victorian developer Prime Urban Group.

The modular precast concrete panels weigh up to 12 tonnes each – roughly the same weight as a public transport bus – and provide the structural backbone of the project’s twin 1,100 sqm warehouse facilities and other units at the master planned business development.

Each panel has been manufactured by Statewide Precast in Shepparton, then transported to site by heavy A-frame flatbed trucks after building footing concrete pours at the 5.51-acre land parcel were completed. Local construction firm KF Building is overseeing the units’ careful installation using a powerful 150 tonne crane.

KF Building, led by veteran Bendigo builder Kevin Walsh, was appointed as head contractor for the project late last year. Throughout its construction phase over 100 full-time equivalent subcontractor roles will be generated, and more than 35 local suppliers will be engaged.

Commenting on the construction progress, Walsh said: “The energy and excitement on-site at the moment is fantastic.”

“The installation of these substantial panels marks the project’s first major vertical elements and signals strong momentum for the build. It also gives passers-by a visual of how significant this piece of infrastructure will be for local business and the Bendigo economy once it is delivered.”

The sales and leasing campaign at Prime Business Park Bendigo has performed strongly since the project launched, with Stage One now 50 per cent sold, leased or under offer.

Nicholas Tissot, Development Director at Prime Urban Group, said the project is creating significant growth opportunities and economic activity in the region.

One flagship tenant signing at Prime Business Park Bendigo is Jets Gymnastics, which will move from Golden Square to one of the precinct’s dual 1,100 sqm factory spaces under a 15-year lease.

Bendigo Refrigeration & Air Conditioning Services (BRACS) has also secured the second street facing factory at the precinct.

A mix of customisable office and warehousing stock remains at Stage One of Prime Business Park Bendigo, with spaces ranging from 123 sqm – 368 sqm and options to amalgamate.

The development offers tenants convenient access to the Bendigo CBD, the refurbished Bendigo Airport and transport amenity including the Midland Freeway and Strickland Road, while responding to a critical shortage of industrial space in Greater Bendigo.

McKean McGregor is managing sales and leasing for the precinct, which is attracting strong interest from trades, professional services, logistics and e-commerce operators thanks to its flexible Industrial 1 Zoning. Warehouses are priced from $374,500 + GST and office suites from $777,650 + GST.
