Macquarie Park Innovation Drives Housing Growth

Formally Australia’s largest non-CBD commercial area, Macquarie Park’s future is shifting into a contemporary innovation district rightly called ‘Macquarie Park Innovation Precinct’. Navigating this rejuvenating change, Colliers, in conjunction with Urbis, brings 95 Epping Road, Macquarie Park to market with price expectations starting at $100 million. The prime 14,561m² mixed-use development site is in the heart of one of Sydney’s most dynamic and rapidly evolving precincts.

Colliers National Director, Property Sales & Leasing | Trent Gallagher said, “The precinct is undergoing a major transformation, with over $5.1 billion in new projects commencing in 2025, including data centres, residential towers, and public domain upgrades,”

“95 Epping Road represents a compelling opportunity to be part of the next chapter in Macquarie Park’s transformation. The State Significant Development (SSD) pathway provides a streamlined planning process with the precinct’s masterplan supported by a vibrant mix of residential, commercial, and public spaces, making it ideal for developers looking to deliver high-quality residential and mixed-use outcomes,” Mr Gallagher highlighted.

Strategically positioned within the Macquarie Park Innovation Precinct, the site is allocated for transformation under the NSW Government’s Transit-Oriented Development (TOD) strategy. The property has been recommended by the Housing Delivery Authority (HDA) to progress through the SSD pathway, enabling rezoning to MU1 Mixed Use and unlocking a potential Gross Floor Area (GFA) of approximately 48,051m², including 500 residential apartments.

Colliers National Director | Residential Guillaume Volz added: “Macquarie Park is evolving into a vibrant district. We see the Built-to-Rent sector emerging as a major trend in Macquarie Park, driven by housing demand and the need to activate commercial precincts. For instance, Frasers Property and Winten Property Group are planning a $500 million mixed-use expansion featuring BTR and build-to-sell apartments,”

“With additional strong demand drivers from education, life sciences, and technology sectors, 95 Epping Road is perfectly positioned to meet the growing need for housing and mixed-use development,” Mr Volz added.

Located just 750 metres from Macquarie Park Metro Station, the site has advantageous connectivity and access to a diverse range of amenities including Macquarie Centre, Macquarie University, and Macquarie University Hospital.

The property is offered with deal structure flexibility, including a short-term sale and leaseback arrangement with current tenant, providing holding income during the planning approval process.

Urbis Partner and Head of Transaction Advisory Roger Miller commented: “With additional strong demand drivers from education, life sciences, and technology sectors, 95 Epping Road is perfectly positioned to meet the growing need for housing and mixed-use development,”

The  Expression of Interest campaign closes at 3:00pm AEDT on Wednesday, 15 October 2025.
