M2space gets green light for Yard 3012, brings stage one to market
15 April 2024
Independent and diversified developer, M2space has received a permit from the City of Maribyrnong for a 56-lot industrial park, sitting on 2 hectares at 19-23 Paramount Road, West Footscray in Melbourne’s booming inner-west.
The strata office/warehouse project, titled Yard 3012, is designed for warehousing, e-commerce and personal storage, with flexibility, security and sustainability in mind.
Each space has been strategically designed not only for maximum height, but also to capture maximum natural light through skylights and extensive glazing. Robust materials have been selected to house a wide range of industrial uses.
Thoughtful design is also behind a range of environmentally sustainable features, such as a tank for each space capturing rainwater. Landscaping throughout the site provides greenery and natural connections with the neighbouring creek.
All spaces include mezzanine options and contemporary bathrooms and kitchens, and units can be easily divided into smaller storage areas — ideal for homeowners or businesses needing to house extra stock or high-value items.
The developer has appointed Melbourne-based industrial specialists, AND Property, and Lemon Baxter to bring Stage One to market. This release is limited to 6 premium-grade office/warehouse units, ranging in size from 155 sqm – 219 sqm.
On the development, M2space director, Navdeep Tuteja says:
“Yard 3012 sets a new standard for industrial parks in Melbourne’s thriving inner west. Crafted with a focus on adaptability, sustainability, and safety, this presents a chance to join a distinctive commercial community just a short 10-minute drive from the CBD.”
Selling agent, Ricardo Cappelletti, Director AND Property adds:
“West Footscray is incredibly appealing for industrial operators, everything from logistics transport to customer access easy. There are major freeways close by, plus train stations and bike paths which make it easy for staff to come to and go.”
James Matina, Sales & Leasing Consultant at Lemon Baxter concludes:
“We expect this to be an open and shut campaign with the scarcity of only 6 lots in this first release. Industrial vacancy is sitting at all-time lows meaning this product will appeal to investors and owner- occupiers alike.”
M2space has it’s put its construction contract out to tender with the intention of commencing construction in the next 2-3 months.
