Lester Group Completes $17.6M Jandakot Divestment

End-to-end property services firm Effective Property Solutions (EPS) has completed the $17.64 million sale of four hectares of land in Jandakot on behalf of WA syndicator Lester Group.

Three hectares of the parcel at 100 Prinsep Road – which was snapped up by national developer Capital Prudential for $14.175 million for its 46-unit Jandakot Business Park project – had now officially settled.

It followed the $3.466 million sale of four circa 1950 sqm residential development lots on Imlah Court earlier this year, which were subdivided off the original site.

EPS Founder and Director Erwin Edlinger said this final milestone was achieved after a successful circa two year divestment partnership.

“We first came onboard in 2022 to provide critical subdivision, marketing and sales advice to Lester Group on this prime site in one of the region’s most promising industrial/mixed use precincts,” said Mr Edlinger.

“Over the next year or so, we were engaged to sell the landholding and – crucially – spearheaded a change in product mix to strata warehouses and self-storage in mid 2023, which paved the way for the sale to Capital Prudential, which is also a key developer client of EPS.

“This successful shift was suggested by the EPS team to meet the underlying market demand for this type of product, which is in very short supply in this booming southern corridor just 20 kilometres from the Perth CBD.”

EPS provided Capital Prudential with product mix, project sales and marketing advice on its Jandakot Business Park development and has now been appointed to lead the project marketing and sales.

Construction of Jandakot Business Park is now underway, with Perth commercial builder Alita Constructions awarded the contract.

“Jandakot Business Park is set to redefine Jandakot’s landscape and bring a new phase of renewal to the area, while adding valuable new stock to the market,” explained EPS Senior Head of Industrial/Commercial Justin Mabarrack.

Jandakot Business Park is expected to be completed by September 2025.
