Large Format Retail Development Site in Yeppoon Homemaker Centre Hits the Market for the First Time

A potential large format retail development site making up the second stage of the Yeppoon Homemaker Centre in Central Queensland is being offered to the market for sale for the first time.

The site consists of two proposed lots of land totalling 31,040sq m, situated next to an existing Bunnings which was built in the first stage of the Yeppoon Homemaker Centre, as well as businesses Reece Plumbing, Hungry Jacks, Gus’ Coffee and Atlas Fuel.

Both properties, proposed Lots 4 (10,025sq m) and 502 (20,790sq m) at 48-52 Cordingley Street, are owned and currently occupied by Livingstone Shire Council (LSC) which is using the land as its Works and Equipment Depot.

While offers that allow for a leaseback sale will be considered, the combined site is ideal for a large format retail development, with the lots zoned as a Specialised Centre under the LSC’s planning scheme.

The proposed lots are being taken to the market via an Expressions of Interest (EOI) campaign run by Knight Frank agents Neale Crow and Adam Kelly of Knight Frank Rockhampton & Region on behalf of the LSC.

Another adjoining lot – proposed Lot 5 – is proposed for Stage Three of the Homemaker Centre, and has not yet been offered to the market.

Mr Kelly said the vendor was looking for EOIs from developers that would attract large-format retail ‘homemaker’ businesses to Stage Two of the Yeppoon Homemaker Centre, to build on the success of Stage 1.

“The purchaser will have the opportunity to work directly with LSC to deliver a generational development in a thriving coastal economy,” he said.

“The intention is for a development on this site to provide diversity of product to the community and enhance the visual appeal of the area through quality urban design.

“It is also hoped a development will stimulate local economic growth through spending and generate sustainable employment opportunities in the region.”

Mr Crow said the lots were situated in a high growth coastal location on the Capricorn Coast, with high exposure and excellent connectivity.

“Population projections indicate that the population of the Capricorn Coast and Livingstone will increase from circa 42,000 to 62,000 by 2046,” he said.

“With strong growth potential in the region we expect to see significant buyer demand for this opportunity, including from local and interstate developers and investors.”

The Expressions of Interest campaign for the property will close at 2pm on Monday, July 14.
