Knight Frank’s Asset Management Services (AMS) team in Perth has been appointed to manage Kings Square 3 (KS3) on behalf of Edith Cowan University (ECU), following its purchase of the building from Dexus earlier this month.
The property at 10 Telethon Avenue is an A-grade, eight-level 9,000sq m building which is part of a four-building precinct located at the northern perimeter of the Perth CBD known as Kings Square. Sitting above the well-known corporate watering hole, Market Grounds, and immediately adjacent to the Perth Busport, the location of the precinct is becoming increasingly high-profile as students of the nearby recently-opened Edith Cowan University CBD campus continue to pour into the city.
Major tenants at KS3 include John Holland, Schlumberger Australia and fitout specialist SHAPE Australia. ECU intends to move into the vacant tenancies in the building later this year.
The sale of KS3 to ECU marked the first significant office sale in Perth in more than 18 months.
Knight Frank’s appointment to manage KS3 by ECU follows the firm’s successful management of its existing real estate portfolio over the past six years, and contract renewal of a portfolio of three suburban assets owned by the university. The firm’s AMS team has also been appointed to manage a fourth suburban asset for ECU.
The portfolio of suburban assets managed by Knight Frank on behalf of ECU now includes:
- 30 Dundebar Road, Wanneroo – A three-level commercial building with 3,172sq m of NLA with 12 current tenants.
- 38 Collier Pass, Joondalup – A fully-leased commercial single-level building with 2,650.7sq m of NLA.
- 101 Booderee Road, Yanchep (Site A) – A fully-leased two-storey building with 953.6sq m of NLA. The medical centre building is the first stage of the ECU Health Centre in Yanchep.
- Booderee Road, Yanchep (Site B) – A 1,338sq m medical building in the ECU Health Centre in Yanchep, for which construction has just been completed.
The appointment will see Knight Frank provide services including property and facilities management, property accounting and initiatives focused on ESG performance, tenant engagement and operational excellence.
