Key Site in Swan Valley with Tourism Potential Sold, with Yahava Koffeeworks Set to Move In

A large property situated opposite the Margaret River Chocolate Company in one of Perth’s most popular tourist destinations, the Swan Valley, has sold for $2.3 million.

The 17.6-acre property at 5080 West Swan Road in West Swan, 19 kilometres northeast of the Perth CBD, is also close to other well-known tourist landmarks including Lancaster Wines and is ripe for a tourism development or horticulture.

It has massive frontage of 100 metres to West Swan Road, and is currently essentially unimproved, except for a large workshop storage shed located to the rear of the site, which has a Swan River aspect.

The property was purchased by the Yahava Koffeeworks owners following a Private Treaty campaign run by Knight Frank agents Jonathan Wong and Tony Delich on behalf of a private vendor.

The buyers will be relocating their longtime home on West Swan Road to the Swan Valley site two doors down to provide what they say will be “an immersive coffee wonderland on a stunning 17-acre estate, fronting the Swan River”.

Yahava KoffeeWorks co-owner Alastair Ingram said: “We’ve been looking for the right site in the Swan Valley for quite some time, and this property ticked all the boxes.

“It’s in an iconic location with huge potential, and we’re excited to bring something new to the area in the years ahead.

“We have a clear vision for the block and are in the early stages of planning something we think will add genuine value to the region’s tourism and hospitality landscape.”

The vision is for Yahava KoffeeWorks to become Australia’s biggest coffee roastery open to the public.

The new venue is expected to open in 2028, allowing Yahava to triple the amount of coffee roasted, seat 2.5 times more customers, and double the capacity of the always busy drive-thru.

Mr Wong said the property had attracted significant buyer interest from a range of parties, including local and interstate owner-occupiers, developers, investors and entrepreneurs.

“We had buyers considering a range of options for the property, including looking to build a tourist attraction in this prime location, as well as using the property for hospitality purposes,” he said.

“The site is a blank canvas, being virtually vacant, and is ripe for development, with the zoning allowing for multiple uses.

“This property offered a unique opportunity in the Swan Valley to create an enterprise the meets the demand for ever-growing tourism in the area.”

Mr Delich said the property was ideally located in the heart of the Swan Valley, surrounded by many attractions bringing people to the area, including numerous wineries, eateries and small artisan businesses, as well as other tourist attractions like Supa Golf.

“It’s also easily accessible, with convenient access to and from the Reid Highway which provides direct linkages to major transport routes to the east and western suburbs of Perth,” he said.

“This site offers a balance of country living and an abundance of amenities in the vicinity. The Midland and Caversham Town Centres are close by, offering many shopping and retail selections.

“We been seeing huge demand for sites like this as the growth of tourism is increasing year-on-year.”
