Colliers brokers landmark agreement amid rising investor demand for scarce, experience-led tourism assets.
Colliers agents Sam Abel and Karen Wales have brokered the sale agreement for the iconic Mercure Kakadu Crocodile Hotel to be acquired by experiential tourism operator Journey Beyond, following a competitive national and international campaign that drew strong investor interest.
Journey Beyond (Experience Australia Group Pty Ltd) has entered into an agreement to acquire the operating business of the 110-room hotel from Kakadu Tourism (GCH) Pty Ltd, alongside a 100 per cent leasehold interest from Gundjeihmi Aboriginal Corporation Jabiru Town, representing the Mirarr Traditional Owners. The transaction remains subject to conditions precedent prior to completion.
Located in Jabiru within the UNESCO World Heritage-listed Kakadu National Park, the crocodile-shaped hotel is widely regarded as one of Australia’s most recognisable tourism assets and serves as the primary accommodation gateway to the region.
Colliers Head of Hotels, Australia Karen Wales said the transaction highlighted growing institutional appetite for scaled, experience-led tourism assets underpinned by long-term public investment and cultural tourism demand.
“The campaign attracted deep interest from both domestic and offshore capital, reflecting the scarcity of assets with this level of profile, scale and strategic relevance,” Ms Wales said.
“Demand was driven by the asset’s global recognition, its role within Kakadu, and its positioning as a cornerstone of the region’s evolution into a world-class tourism destination.
“We are seeing increasingly sophisticated capital targeting assets with strong experiential and cultural credentials, and opportunities of this calibre are exceptionally limited.”
The transaction aligns with significant public investment aimed at repositioning Jabiru from a former mining town into a sustainable tourism and services hub, supported by long-term federal and Northern Territory government funding.
Colliers Executive, Hotels Sam Abel said the campaign leveraged the asset’s unique positioning to generate strong competitive tension.
“This is a genuinely irreplaceable asset, both the primary accommodation gateway to Kakadu and one of the country’s most distinctive hotel offerings,” Mr Abel said.
“Its combination of iconic design, strategic location and alignment with long-term tourism investment drove a highly competitive process.
“The depth of enquiry reinforces continued investor demand for differentiated, experience-led assets in tightly held markets.”
The property comprises 110 guest rooms across two levels, arranged around a central landscaped pool, along with extensive leisure and conferencing facilities for up to 250 delegates, positioning it as a key tourism and events hub for Kakadu.
The agreement comes amid increasing momentum across the Northern Territory, supported by sustained visitation growth and government-backed initiatives to reposition Jabiru as a major tourism destination.
The acquisition forms part of Journey Beyond’s strategy to expand its portfolio of premium experiential tourism assets, complementing its holdings in Voyages Tourism Australia and its iconic rail journeys The Ghan and Indian Pacific.
