Investor Confidence Blooms in Early Education Sector as $30 Million Transacted

Investor confidence is soaring in the early education sector, with Burgess Rawson facilitating over $30 million in childcare asset transactions in just the past fortnight.

A private investor has secured a premium childcare asset in Kingaroy, Queensland purchasing 261 Haly Street for about $4.5 million.

The property was marketed and sold by Burgess Rawson’s Matthew Wright and Natalie Couper, attracting 171 enquiries and demonstrating strong demand for essential service investments with long-term security.

Leased to the Kingaroy Child Care Centre on a new 15-year net lease to 2038, with two further 10-year options, the asset is backed by a respected, family-owned, boutique operator with more than 30 years’ experience and a network of 21 centres. The purpose-built facility currently offers 74 long day care places, with plans to expand capacity to 91 places pending approval.

Set on a generous 4,047sqm site, the property is strategically positioned within an established education precinct, surrounded by five schools and just minutes from Kingaroy’s retail and service core.

“This was an exceptional opportunity to acquire a high-performing childcare centre underpinned by a long lease, experienced operator and growing regional community,” said Mr Wright.

Ms Couper said investors continue to recognise the value and reliability of assets with strong fundamentals in essential services.

Mr Wright and Ms Couper also recently sold 59B Amy Road, Newstead in Tasmania for about $5.3 million. The property, occupied by Newstead Child Care Centre, attracted 95 enquiries and reflects ongoing national interest in well-located, securely leased childcare investments.

The deals follow the recent transactions achieved at Burgess Rawson’s Portfolio Auction event 176 which saw two G8 Education centres in Victoria sell for a total of $8.8 million along with a Goodstart Early Learning centre in Queensland.
