Ingenia Communities has further strengthened its Queensland development pipeline, announcing the purchase of a new land lease community site within the Townsville North Shore precinct.
The acquisition adds another substantial Queensland asset to the award-winning Ingenia Lifestyle portfolio, reinforcing the group’s strategic expansion in its strongest-performing state.
Subject to approval, the future community is expected to deliver approximately 300 new homes, with civil works anticipated to begin in the second half of 2026 and the first homes to commence construction in 2027.
Plans for the community include an architecturally designed clubhouse, sports precinct, caravan storage and a suite of lifestyle and recreational amenities designed for active, over 50s living.
Ingenia acquired the 13.3 hectare site from primary North Shore Townsville developer Oreana. Located in Burdell, 12.5 kilometres from the Townsville CBD, North Shore is one of Queensland’s largest and most successful masterplanned communities spanning over 900 hectares and featuring residential, retail and community components set amid extensive parklands and open space. When complete, it will feature approximately 5,600 homes, a large town centre, three state and private schools, and much more.
Ingenia Communities CEO John Carfi said the acquisition represented a significant strategic milestone in the company’s expansion across key regional markets.

The North Shore site benefits from immediate proximity to established amenities, including Woolworths and Aldi supermarkets, Bunnings, a GP super clinic, tavern and café. Oreana Group has plans for future stages of the North Shore Town Centre.
Mr Carfi said the Townsville opportunity aligned strongly with the company’s strategy to grow its Lifestyle portfolio in markets with strong economic fundamentals.
