INCA Property Group is redefining buyer protection in Sydney’s Upper North Shore by integrating Resilience Latent Defects Insurance (LDI) into its latest boutique development, Ellis Residences, in St Ives. This initiative positions Ellis Residences as one of the few projects in the Ku-ring-gai area to offer this advanced level of structural warranty.

Currently under construction by GOP Constructions, Ellis Residences comprises 18 meticulously designed three-bedroom apartments nestled in a serene cul-de-sac, just moments from St Ives Village.

LDI provides a 10-year, first-resort, strict liability policy covering structural elements, waterproofing, and core systems like electrical and plumbing. Unlike traditional strata bonds, LDI is developer-purchased and activated immediately upon completion, ensuring buyers are protected without the need for legal action.

Michael Downs, Development Manager at INCA, highlighted the company’s commitment to quality and buyer confidence:

“By the time we were planning Ellis, our builder was proactively asking for [LDI]. It gives them certainty, it gives us confidence—and ultimately, it protects the buyer in a way that traditional strata bonds can’t.”
