Hunter Region Heats Up: Colliers Newcastle Sells Trio of Prime Assets to Interstate Investors

Sydney and interstate buyers drive demand for retail and healthcare assets in the Hunter Region as Colliers achieved 100% auction clearance rate.
In a clear sign of confidence in the Hunter Region’s commercial property market, Colliers Newcastle has successfully transacted three premium investment assets, achieving a 100% auction clearance rate and attracting strong interest from Sydney and interstate buyers.
The standout result was the pre-auction sale of a prime retail investment at 33 Honeysuckle Drive, Newcastle. The 330 sqm* strata suite, leased to acclaimed restaurant Meat & Grain on a 10-year term, was snapped up by a Sydney-based private investor for $3.45 million, reflecting a rate of $10,454/sqm.
Michael Chapman, Colliers Associate Director, said, “We haven’t seen a brand-new property with a strong tenant and long lease brought to market in years. The successful sale clearly indicates robust demand for well-located, modern properties that possess strong underlying fundamentals.”
At auction, Colliers also sold a freestanding retail asset in Adamstown, leased to national tenant BWS (Endeavour Group) until 2030. Situated on a 758.8 sqm* site within a Transit Oriented Development (TOD) precinct. The property sold for $2 million, delivering a net initial yield of approximately 5%.

The third transaction was a medical investment in Salamander Bay, fully leased to IPN Medical Centres. The single-storey facility, prominently positioned on Soldiers Point Road, sold under the hammer for a net yield of 5.88% to a Victorian investor.

Across the three campaigns, Colliers Newcastle generated over 250 buyer enquiries, with all three properties ultimately sold to Sydney or interstate investors, a testament to the region’s growing profile and Colliers’ national reach.
