Red Cross’ Queensland headquarters, also known as ‘Humanity Place’, at 49 Park Road Milton, is up for sale.

Red Cross provide community health, disaster recovery management, first aid and administration from the site, attracted by its central location to public transport for staff, arterial road accessibility and elevated geography located above the 2011 and 2022 flood lines.

The prominent medical office building at 49 Park Road in Milton is also occupied by national cardiology group Advara Heartcare, which conducts ECG testing, stress echo testing and specialist consulting onsite, as well as CDI lawyers.

The four-level building, which occupies an elevated 1,902sq m corner site, has 2,475sq m of net lettable area and 66 secure car bays (1:37.5sq m).

Since being constructed in 2005, the property has undergone various upgrades (most recently in 2020/21), and has a 5 Star NABERS rating.

The Milton property has a WALE of 4.0 years with a net passing income of $1,404,373 as at 1 July 2025.

It is being taken to the market via an Expressions of Interest campaign via Knight Frank agents Sam Biggins, Blake Goddard and Matt Barker closing at 3pm on Thursday, 12th June.

Mr Biggins said the sale campaign for the Milton building was expected to generate strong interest, with the asset’s location, strong tenancy profile and potential redevelopment upside the major drawcards for buyers.

“The property is 100% occupied by diverse national and local tenants providing a solid income stream, and has a staggered expiry profile, anchored by the Australian Red Cross on a secure lease through to 2029, which will be advantageous for an incoming purchaser,” he said.

“Occupying a prominent corner site with two street frontages, the asset provides long-term land value preservation.

“It also has significant potential for future development opportunities, along with the ability to capture future rental growth.”

Mr Goddard said 49 Park Road allowed an incoming purchaser to capitalise on Brisbane’s growth trajectory.

“The asset is in an outstanding location in Brisbane’s fringe, with convenient access to public transport, as well as an abundance of retail amenity including on Park Road, situated just off the busy Coronation Drive, as well as in the Brisbane CBD and nearby South Bank and South Brisbane,” he said.

“The prime location and superior quality of 49 Park Road is reflected in its 100% occupancy rate and strong occupier covenants.

“The outlook for the Brisbane fringe market remains positive, with strong tenant demand, low vacancy, sustained absorption, and further rental increases expected over the next 12 months.

“As a city, Brisbane continues to experience growth, with the upcoming 2032 Olympics being one of the biggest drivers.”

Mr Barker said: ‘We have experienced significant investor interest in our recent offerings of institutional-grade assets in Brisbane, with local and interstate private investors being particularly active in the last 12 months.

“We expect syndicators and high-net-worth family offices in particular to show strong interest in Humanity Place, with the strong tenancy profile and opportunity for further rental growth coupled with the densification of the broader Milton precinct being attractive investment attributes for this offering.”

The Expressions of Interest campaign for the property will close at 3pm (AEST) on Thursday, June 12.
