Huge Mosman Park infill site hits the market

9 September 2022

A large infill development site in the prestige waterside suburb of Mosman Park is about to come up for sale as the current owner-occupier relocates to another site in a few years.

The 27,924sq m landmark site at 60 McCabe Street has been owned and occupied by Rocky Bay Limited, a leading provider of disability services in Perth, since 1978, but the organisation intends to build new premises and relocate in Belmont to better service their clients and the community.

This will leave the site vacant, creating one of the largest remaining infill development sites in the western suburbs of Perth, with the potential to redefine the heart of the suburb.

Current improvements on the site include an older-style administration building incorporating an indoor sports activity centre, therapy pool and various teaching facilities.

A 24-bed nursing home also forms part of the offering, which provides the potential for income.

The property will be taken to the market via an Expressions of Interest campaign run by Tony Delich and Zach Schreier of Knight Frank on behalf of the vendor Rocky Bay Limited.

Mr Delich, Director of Investment Sales at Knight Frank, said the property was a “one of a kind opportunity”, surrounded by quality housing within the vibrant urban community of Mosman Park.

“An incoming developer for this site will have a blank canvas to create a vision for a new master planned residential community within the sought-after and premium suburb of Mosman Park,” he said.

“We expect significant interest from a wide range of major developers and high net worth individuals already active in Perth, as well as interstate buyers looking for opportunities on Australia’s west coast.

“The site is just 14 kilometres southwest of the Perth CBD and five kilometres from the Fremantle City Centre, and is easily accessible from the Stirling Highway and Wellington Street.

“It is in a prestigious location surrounded by Perth’s most highly sought-after, affluent and established suburbs, including Claremont, Cottesloe and Peppermint Grove.”

The Expressions of Interest campaign for the property closes at 3pm on Wednesday, October 26.
